Property description

Situation and description

Dilston House is believed to have been originally built in 1878 and is a highly impressive stone built detached family home, set in the hamlet of Dilston on the southern banks of the River Tyne adjacent to Corbridge. The centre of the village is 1.2 miles away. The property, which is located within five acres of gardens and grounds, has a lovely mature wooded copse where the principal entrance curves through to its open drive and courtyard. The formal grounds are set out to the southern elevation and enjoy an uninterrupted aspect and view over the surrounding countryside, including a large open grazing paddock and field, with all weather floodlit training arena. The formal gardens include lawned areas, a pond and a French parterre with box hedging and climbing roses set within a surrounding stone wall. There is also a further garden area to the rear and side which accommodates a summerhouse and a beautiful wood constructed Scandinavian chalet. The stable yard provides stabling for four horses, as well as outbuildings and a large barn.

Dilston House was purchased by the current owners in 1999. It is a highly impressive country residence, built I stone under a pitched slate roof. The main roof has, to its centre, south facing elevations solar panels which assist the heating of hot water into the house. To the side of the house there is a one and a half storey annexe which in more recent year has been converted to provide a five star holiday cottage known as the ‘Garden Rooms’( The cottage has its own parking and pathway leading to its entrance, which connects to an open plan lounge, dining room and kitchen, beautifully fitted with modern appliances. It leads on to two ground floor double bedrooms, each with their own en-suite bathroom or shower room. Each of the bedrooms has their own staircases linking into the roof space where there are two further double bedrooms. The ‘Garden Rooms’ has an external utility room and garden store.

The principal house is very impressive, with the main hall leading on to cellars at lower ground level. The main reception rooms include an elegant drawing room to the southern elevation with magnificent fireplace and tall ceiling. The dining room leads from the rear hall and is a cosy room with fireplace and door to a gentleman’s study which has access in turn to a separate WC. Also connecting from the principal hall is a family kitchen and breakfast room with Aga and fitted ash wood cabinets. It has an open arch through to the family room at the front, ideal as a day to day living area. The kitchen connects to a walk-in pantry, side utility and boiler storage, as well as a conservatory and garden room which was brought from the Sharrow Bay Hotel in Cumbria. To the first floor the master bedroom has an en-suite bathroom/WC. There is a second guest double bedroom with en-suite bathroom/WC and the remaining four bedrooms have access to a third bathroom/WC.

The house has the benefit of mains gas and electricity, private septic tank drainage and a private water supply from a local spring.

To the eastern elevation of the house there are two formal gardens; the first beautifully landscaped with stone steps leading down to the lower ground which is set as a French parterre, with box hedging and beautiful archways covered in roses.

A pedestrian gate leads within the northern boundary wall and connects to the north eastern gardens, which are set out with a raised up timber deck and summerhouse, lawned gardens and fruit trees.
