Property description
Located within the conservation area in the old village of Bishopsteignton, which is a predominately south facing village overlooking the tidal estuary of the River Teign between the coastal town of Teignmouth and the market town of Newton Abbot, the village has a post office, general store, chemist, garage, two pubs, small hotel, a primary school, three churches and an outstanding estate agent.
More extensive business facilities can be found in Newton Abbot or the county town and cathedral city of Exeter 12 miles distant. The coastal town of Teignmouth has a great deal to offer, not least its superb, sandy beach and nearby golf course. Water sport activities are well catered with two sailing clubs, deep water moorings and a diving school.
The nearby A380 dual carriageway connects with the M5 at Exeter and intercity trains stop at Newton Abbot and Teignmouth, offering excellent services to London Paddington and the rest of the UK, whilst Exeter Airport serves a growing list of destinations. Plymouth is approximately 55 minutes drive.
The Property
St Johns House is a classic example of a late Georgian house, and is believed to have been built around 1810 on the site of the original rectory, which can be traced back to the 13th Century. Built of Devon stone with colour washed rendered elevations under a slate roof, the house has been comprehensively refurbished in recent years but retains many original features including marble fireplaces, an elegant period staircase, panelled interior doors, deep skirtings, window shutters and shutter boxes and the light and spacious feel of a grand Georgian home. A large drawing room extends the full width of the house, and enjoys views over the gardens to the Teign Estuary and the hills beyond. The kitchen/breakfast room has been refitted with a range of cream wall and floor units and a central island with granite work tops. The first floor has a generous sized landing with the main bedrooms enjoying views of the Estuary and gardens. On the second floor there are three further bedrooms, which could be used for a variety of purposes.

Central stone steps lead down from the terrace to the second lawn. A further flight of central stone steps lead to the third lawn (which also has curving steps to one side). An old stone edged curved ornamental pond is to one side. A grassy walk leads along the mature shrub border on the southern boundary edged with mature trees and shrubs including magnolia, horse chestnut, oak, gleditzia, handkerchief tree, conifers and many more shrubs. The western boundary is partly fenced, screened by a mature hedge, shrubs and trees from the house and garden.
To the rear of St Johns House the first lawn is complemented by a paved patio outside the kitchen from where the estuary views can be enjoyed. Through a wrought iron gate in the old Devon stone wall to a walled garden which is known as ‘the Orchard’. Established fruit trees line the garden where there is also a mature fig tree. A stone lean-to potting shed with corrugated plastic roof and a stand- alone stone shed roofed in lead gives storage.
