A Charming Grade II Listed, Detached Property in the Sought-After Village of Colwall.

Barn House is situated at the edge of Colwall, at the foot of the Malvern Hills, in a really tranquil setting. Colwall is just five miles from the market town of Ledbury, three and a half miles from the centre of Malvern and ten miles from Worcester. This is a thriving village, with Post Office and pharmacy, library, primary school, public houses and village hall. The village lies within the Malvern Hills Area of Outstanding Natural Beauty. Excellent Independent Schools are available in Colwall and Malvern, as are rail links to London Paddington and Birmingham New Street. The motorway network can be accessed via Junction 2 of the M50, four miles south of Ledbury.

The property is approached from the lane via tall oak wooden double gates that open to the gravelled parking area and long, tandem garage. A gravelled path leads across the level front lawn to the house and around the side to the secluded, sheltered, south-facing rear garden with patio, lawn and mature planting. There is a further area of garden beyond the garage, with level lawn, pond, overlooked by a delightful, octagonal summerhouse, with stunning views across to British Camp and the ridge of the Malvern Hills.

Mains water, mains electricity; mains gas, mains drainage.
Grade II listed.

Broadband is available.

From the offices of Hayes, head to the Top Cross in town and straight over on the A449 towards Malvern and Worcester. After approximately three miles, turn left onto the B4218 and continue for two miles through Colwall, then turn left onto Old Church Road. After one third of a mile, just beyond Stone Drive, you will see the wooden gates to the Barn House on the left hand side.

Barn House is believed to date back to 1617. It had belonged to the church and was part of a working farm. It was extended over the years and finally converted in the 1950s into a five-bedroom family home. The half-timbered rooms throughout this delightful property are spacious, with good ceiling height. To the ground floor, beyond the smaller entrance hall is the spacious timbered main hall at the centre of the house, with solid oak floor and magnificent oak staircase rising to the first floor. There is a cloakroom off the main hall. The sun-room, also off the hall, overlooks the secluded rear-garden. The sitting room, believed to be the former malt-house, has a fireplace and views over the front and side gardens. The timbered living room/study, adjacent to the main hall, also features oak floor and multi-fuel burner this room leads through to the dining room, with further open fire-place, via a walkway with stained glass window to the side. The kitchen, with sandstone flooring which beautifully complements the oak units and granite work-surfaces, is warmed by the Aga. There is also a separate cooker for summer months. There is a pantry just off the kitchen and a large utility room with space and plumbing for white goods, extensive storage, coal storage room, further storage area with double doors out to the lane, and a cloakroom adjacent to the back door that leads out to the garden. The second staircase in the house leads up from the kitchen to the first floor. The first floor offers very versatile accommodation, currently presented as two wings: Master bedroom, bathroom and sitting room to one side; two bedrooms, gym, bathroom and a landing area large enough to currently house a billiard snooker table. The current owners have removed stud walls to two of the bedrooms to use them as a sitting room and gym respectively these could easily be reverted to bedrooms again. No consent needed. In, subject to the relevant building regulations and listed building consent. The main bathroom is a chic, art-deco-inspired affair, with free-standing bath with ball and claw feet and separate walk-in shower. The second bathroom features a slipper bath and separate walk-in shower. There are working fireplaces to all three bedrooms, the second and third bedrooms featuring art-nouveau tiles and oak surround. The master bedroom overlooks the secluded rear garden.
