Situation
Nestling between the National Park of Exmoor to the East and North Devon’s golden coast with its surfing beaches to the West, lfracombe is a stunning coastal town with white washed houses, grand Victorian villas and terraces. It owes much of its heritage to the Victorians who transformed it from a sleepy fishing port to become a fashionable holiday destination visited by the rich and famous.
Today it is still a bustling town offering a wide range of local shops and amenities, both local and national. In the town there is the delightful harbour and quayside as well as its Promenade and impressive Landmark Theatre and Pleasure Gardens.
Outside of the town walkers and cyclists can find a multitude of walks and trails in the stunning North Devon Countryside. Further afield, the award winning beaches of Putsborough, Woolacombe and Croyde are all a short drive away, whilst Barnstaple is approximately 20 minutes away by car.
Description
No59 Fore Street can be found in the heart of the Old Town and dates back to the early 18th Century when Ilfracombe earned its living from the sea. Standing outside the front door and looking down the street to the quaint old church that looks down on the harbour and quayside it is easy to imagine oneself transported back to those times. For those of us who enjoy the hustle and bustle of modern life all one has to do is turn around walk back up the street and within minutes you are in the heart of Ilfracombe’s town centre with its variety of shops, restaurants and bars.
Whilst dating back to the early 18th Century and still displaying many fine period features the property has been the subject of a thorough but sympathetic programme of refurbishment over the last five years. The opportunity was taken to upgrade the kitchen, heating and glazing along with basic fabric of the building as well as addressing the décor. As a result the property now feels modern, warm and light but none of its character has been lost and it still retains its original doors, wood panelling, ceiling roses and stripped wooden floors.
Like many properties of its time, No59 is arranged over five floors. On the Lower Ground Floor there is a stylish, contemporary fitted Kitchen at the front whilst to the rear there is the Dining Room which opens out into the rear courtyard garden.
On the Ground Floor the Sitting Room runs the full width of the front of the house. This room makes the most of its double windows and thanks to its neutral colour scheme and wood flooring feels full of natural light. To the rear the Study / Hobby Room can be found. Whilst currently used as a hobby room it could easily be transformed into a workspace for those of us who need a workplace away from the office or an additional bedroom.
On a mezzanine landing between the Ground Floor and First Floor is a stylish, contemporary WC.
The Master Bedroom is on the first floor and takes up the full width of the house. White walls, neutral carpets and the chocolate tones used in the wardrobes and soft furnishings combine with the light coming in through the two main windows to create a very relaxed, comfortable and light atmosphere. To the rear is the second family bathroom which has been tiled in white with a white bathroom suite and “wood” floors to create a modern, urban seaside bathroom.
Like the Master Bedroom, the second bedroom occupies the full width of the front of the house. Here the feel is more relaxed and period created by the stripped wooden floor boards, period fireplace and picture rails. To the rear the third bedroom is a good sized double and offers views across to the Capstone and on to the sea.
On the third floor the fourth and fifth bedrooms can be found. Both are double bedrooms and have their own wash stands. Bedroom Four has plenty of under eaves storage whilst Bedroom five offers some great views over the town and onto the Capstone.
The space on offer in this property together with its flexibility and adaptability means that it could offer a variety of potential uses from an imposing family or holiday home to a boutique B&B and, subject to the necessary planning consents, be further divided to create separate apartments.
Accommodation
Lower ground floor
Kitchen 3.31m 2.95m / 10’10” x 9’8”
A fully fitted kitchen offering plenty of storage and work surfaces. There is a distinctly urban, modern feel in this room thanks to the contemporary cabinetry, faux-granite countertops, steel appliances and black ceramic tiled splash backs. Appliances include electric oven, gas hob, extractor hood and dishwasher.
Dining room 3.48m x 3.10m / 11’5” x 10’2”
At the rear of the house and opening out onto the rear terrace courtyard, this room feels more traditional thanks to its period Welsh Dresser and pale yellow walls. Steps lead up from here to the Ground Floor. Plenty of storage is provided by the numerous under stairs cupboards which date back to the house’s origins.
Ground floor
Sitting room 4.31m x 3.50m / 14’2” x 11’6”
Occupying the full width of the house this room is full of light thanks to its double windows. The front door opens onto steps which lead down to the street. This room pulls of the trick of combining modern tastes and colours with period features and charm to form a cohesive and welcoming space.
Study / hobby room 3.53m x 2.33m / 11’7” x 7’8”
Currently used as a hobby room this space could lend itself to a variety of uses from home office to sixth bedroom.
Mezzanine
Cloakroom
White ceramic WC and wash basin. Partially tiled walls.
First floor
Master bedroom 3.82m x 3.47m / 12’6” x 11’5”

Second floor
Bedroom 2 4.17m x 3.64m / 13’8” x 11’11”
Like the Master Bedroom and Sitting Room this spacious double bedroom feels full of light. Period features include a decorative fireplace with living flame gas fire and sanded floor boards.
Bedroom 3 3.71m x 2.60m / 12’2” x 8’6”
At the rear of the property and offering views across the town and onto The Capstone, its dual aspect creates a bright and airy bedroom. There is a wash basin set in its own vanity unit.
Third floor
Bedroom 4 4.15m x 2.82m / 13’7” x 9’3” (not including eaves storage)
At the front of the house, this generous double bedroom offers plenty of space at the top of the house thanks to plenty of storage in under eaves cupboards. There is also a wash basin.
Bedroom 5 2.83m x 2.80m / 9’3” x 9’2”
A dormer window offers great views across the town and onto the sea. Like Bedroom 4 this room also offers a wash basin.
Outside
The rear courtyard garden is reached from the Dining Room on the Lower Ground Floor. There is a path here shared with the next door neighbour that leads down to a small lane at the rear of the properties.
A particularly useful feature is the undercroft (shared with the next door neighbour) that runs for about 3 metres under the house providing plenty of storage for bikes, tools and garden equipment.
The garden has been landscaped to make a low maintenance space, packed with flowers and planting that makes the most of the afternoon sun and provides a lovely spot to sit and relax or have a barbeque.
