Situation
Sitting by the River Exe in the heart of Exmoor National Park, Bridgetown is a typical Exmoor hamlet and includes an old mill, packhorse bridge and a cricket pitch with its very own thatched pavilion. In fact it was voted by Wisden as the prettiest cricket ground in the country in 2002. As one would expect there are plenty of opportunities for ramblers, pony trekking and bicycling in the area and there is a particularly peaceful walk that leads along the river to the village of Winsford. Another attraction is the Badgers Holt, a quaint traditional country pub that dates back to the 1750’s, when it was used as a meeting point for Exmoor ponies to be driven to Bampton Market.

Lying six miles to the South is the market town of Dulverton, known as the southern gateway to Exmoor and famous amongst other things for being described in “Lorna Doone”. This picturesque, but bustling town, provides excellent schooling, shopping and recreational opportunities with more comprehensive facilities available in Tiverton, about 18 miles to the south, as well as junction 27 of the M5 and Tiverton Parkway providing access to London Paddington in around 2 hours.

For those that need a “city” fix, the regional capital of Exeter is around 30 miles away and provides the big name stores, restaurants and entertainment venues that one would expect as well as its international airport.

Description
Hollam Cottage was probably built in the 1830’s using traditional local methods being of rendered stone under a slate roof. It occupies an elevated position overlooking the cricket pitch with beautiful views overlooking the River Exe, along the Exe valley.

As with many properties of the period, the ground floor of the house is divided by a central passage which provides access to all of the principal rooms. The heart of the home is the farmhouse style fitted kitchen / breakfast room with its terracotta tiled floor, granite worktops and very own Aga. No country kitchen would be complete without a larder and Hollam Cottage doesn’t disappoint. The double aspect dining room with its large feature fireplace enjoys views across the village and down the valley, as does the sun room which sits at the end of the passage. On the other side of the hall the 26ft drawing room runs the full length of the main house and for those chilly winter nights there is a modern dual-fuel stove. A single storey extension at the rear of the house provides a shower room, hall and utility room.

On the first floor there are three double bedrooms (master ensuite), a good sized single bedroom, family bathroom and store room which could easily be converted to provide a study.

The house has been completely rewired and benefits from oil fired central heating and secondary double glazing. In all it offers approximately 2, 271sq.Ft (211sq.M.) of accommodation.

Outside there is plenty of parking in front of the brick and stone built garage / stable block. This is currently arranged to provide two garages, a stable, workshop and utility room. The grounds, which extend to approximately ¾ acre are laid mainly to lawn with various flowering shrubs and bushes. There is a 2 acre paddock which belongs to the property just a short walk away.
