Presented in very good order throughout Kentisbury Mill is a former Mill House extended and thoroughly restored by the present owners over the last 4 years. Currently run as a bed and breakfast business the accommodation is equally suitable as a fine family home. The house is set well back from the road and approached over its own drive. Improvements carried out include re-wiring and re-plumbing together with re-rendering and a new roof. Modern oil fired central heating is installed and window openings house double glazed units in a style sympathetic to the building.
The well arranged and attractively presented accommodation is over 2 floors. On the ground floor is a well equipped kitchen/breakfast room with slate and tiled floor and a handsome range of hand made reclaimed pine units with slate surfaces, together with a 4 oven oil fired Aga and 2 Belfast sinks. There are 3 good reception rooms, 2 with multi fuel stoves and 1 ideal as a guest sitting room if required. In addition, there is a ground floor w.C, office/study and a laundry/utility room with a walk-in larder. The first floor accommodation is served by 2 staircases, 1 giving access to the sizable master bedroom with its well equipped ensuite bathroom, including a Jacuzzi bath, large walk-in shower cubicle etc. Approached from the main landing served by the principal staircase are the 5 additional bedrooms each benefiting from a modern ensuite shower room with 3-piece suite and complementary tiling.
The gardens and grounds of Kentisbury Mill are a particular feature and extend to almost 2 acres. Set well back from the road the house enjoys privacy and seclusion with views over the gardens, which include large, gently sloping areas of lawn flanked and interspersed with a wide variety of ornamental trees, shrubs and beds. The lower part of the garden includes a sizable pond with (pumped) waterfall, small island, duck house and bridge. There is a running stream nearby.
To the front of the house is a large parking/turning area and a sizable garage, suitable for up to 4 cars and equipped with electric power and light. In addition there is a vegetable garden, greenhouse, further timber outbuilding providing further garaging or storage and a small stone barn is capable of providing ancillary accommodation (subject to any planning consent that may be necessary.). An adjoining field gate gives separate access from the nearby lane.
Business
The present owners very successfully run a B&B business from Kentisbury Mill and we consider that the property is ideally suited and situated for such use, being adjacent to the Exmoor National Park and well placed for access for the North Devon coast, the old port and market town of Barnstaple, which is the regional centre for North Devon and excellent communications from the M5 motorway via the A361 (North Devon Link Road and the A399). The accommodation is particularly suitable with, in addition to the owners bedroom accommodation accessed via a separate staircase, 5 further bedrooms all very well equipped and with modern ensuite shower rooms and on the ground floor a sizable farmhouse style kitchen with 4 oven oil fired Aga and a separate sitting room for guests.
Location
Kentisbury Mill is well located virtually on (but outside) the Exmoor National Park boundary, just north of Kentisbury Ford and south east of the coastal village of Combe Martin. The National Park with its high Moorland is within easy reach and a paradise for those with interests in equestrian pursuits or walking. The rugged coastline marking the northern part of the Moor is within easy reach. Barnstaple the regional centre for North Devon lies about 10 miles to the south and is readily accessible via the A39. The town centre provides an excellent range of facilities catering for retail, leisure/recreation and education. On the outskirts of the town access can be gained to the North Devon Link Road (A361) and this provides a fast route to the M5 motorway at junction 27 (Tiverton) about 35 miles away. There also is the Tiverton Parkway main line railway station (London Paddington 2 ¼ approx). Exeter the County Town and Cathedral City with its international airport is about 43 miles away.
