Location
Kinsford enjoys a splendid moorland location on the western side of the Exmoor National Park which covers almost 270sq miles of magnificent and protected landscape spanning from Devon to Somerset. The property lies between the villages of Simonsbath and Brayford and to the north where the moor joins the coast is the famous Exmoor Coastline with its high, rugged cliffs. Inland, the grass moorland is surrounded by heather clad rounded hills and a number of fast running streams, many of which feed into the River Exe to the south.

To the west the National Park embraces part of Devon and beyond is the beautiful North Devon coastline, including, the popular sandy surfing beaches at Saunton, Croyde Bay, Putsborough and Woolacombe. Barnstaple the regional centre for North Devon is within easy reach, as is South Molton and both towns are famed for their ancient Pannier Markets. Barnstaple is about 16 miles away and the town centre is a pleasing blend of high street multiple traders and more local stores. The town centre is home to a thriving theatre and there are excellent leisure/recreation facilities.

The North Devon Link Road (A361) can be accessed near South Molton and this provides a fast route to the M5 motorway at junction 27 (Tiverton). There also is Tiverton Parkway main line railway station (London Paddington 2 hours approx.). Exeter the Catherdral City and County Town with its international airport is about 50 miles away.

From the Aller Cross roundabout on the North Devon Link Road (A361) to the north west of South Molton proceed north on the A399. At Northland Cross bear right onto the unclassified road signposted Simonsbath. Pass Popham Cross, Molland Cross, Yardewells Cross and after Five Barrows Cross the drive to Kinsford is the next on the left hand side.
