Description
Croft House is an individual architect-designed detached family house with a light and airy ambience situated on the fringe of the village of Cheriton Bishop adjacent to, and with distant views to Dartmoor National Park.
Built 6 years ago by a local builder with energy efficiency in mind, the property is constructed to a high specification overall with a slate roof and hardwood double glazed windows throughout. For a modern home it features unusually large rooms providing a warm contemporary feeling whilst displaying a spacious mix of modern and traditional styles with high ceilings, solid oak wood flooring throughout the ground floor, dado rails and ornate architrave - all of which combine to give an element of character unusual in a house of this age.
An attractive spacious entrance hall leads onto the staircase and all other ground floor accommodation (except the garage). This ground floor accommodation comprises a large double aspect sitting room (with feature cast iron open fire) and a beautiful kitchen / dining room which forms an expansive and flexible family living area. The bespoke kitchen features solid wooden units with black granite tops that provide copious amounts of preparation area and storage. Direct access is afforded to the garden and sun terrace from all these rooms via three sets of hardwood French windows. Further to this the ground floor also comprises a downstairs cloakroom, a study and a concealed under stair storage space. The whole of the ground floor (with the exception of the garage) benefits from the provision of underfloor heating. Access to the double garage is afforded either from the kitchen or an external door that leads to the gated pathway running along the eastern side of the house. It is fitted with a remote control electric "up and over" door and also contains a utility area with stainless steel sink and draining boards, central heating boiler and space for autmoatic washing machine and tumble drier. It further houses the main electrical control panel / circuit breakers.
All of the upstairs rooms are accessed via a galleried landing illuminated by a Portugese style Storm Lamp. This landing features a light and airy seating area beneath a window that aspects onto a neighbouring nature reserve. It also gives access to a double sized airing cupboard that houses the hot water tank. The upstairs accommodation comprises four double bedrooms (three of which are particularly spacious) and three bathrooms as described below:-
The master bedroom features an en-suite shower room and dresing area.
The large second bedroom features two walk-in storage areas.
The third and fourth bedrooms share an interconnecting "Jack & Jill" shower room.
The family bathroom contains a large bath, WC and fitted vanity unit.
Being a relatively new construction Croft House benefits from the provision of copious quantities of power sockets in all rooms. It is also similarly provided with ample telephone and wired internet connections. The roof space is accessed from the landing via a trap door and is extremely capacious (being both tall and long) and provides ideal storage space.
Outside is a part brick paved drive allowing parking for 5 cars. The rear garden is rendered private by virtue of the tall hedges that enclose the entire property. It faces South and measures approximately 100ft in length. It is mainly laid to lawn with shrub / hedging borders but features some small trees including Amalanchia, apple and Chaenomeles (flowering quince).
