Property description

Stourton Villa is a splendid example of an early Victorian home of immense style and grandeur. It has been beautifully restored, with no expense spared, and retains many charming period features. It has a drive to the front with parking, a garage, and delightful walled garden.

Vendor's Comments:
Royal Leamington Spa has a history that is recorded in the Doomsday Book – its relatively recent history has revolved around its status as a spa town when wealthy visitors would visit to enjoy the benefits of bathing in the spring and ‘take’ the waters. It was at this time that the architectural face of the town became synonymous with the elegance of the Regency style and Georgian Palladian town houses.

Stourton Villa is one such elegant town house built in the late Georgian style. The current owners have restored and renovated this fine house with an intelligent and gentle eye lavishing all the care and attention this home so richly deserved. Original mouldings were sourced and reinstated where necessary, even fine floorboards from the period were installed to continue the accuracy of the narrative throughout.

The renovations are a triumphant melding of period features with modern high standards of restoration, producing a home that is eminently capable of providing a versatile, graceful and spacious residence affording all that today’s contemporary lifestyle demands. Stourton Villa surely is at its absolute best when entertaining – the reception rooms support an incredible flow throughout with the kitchen providing the heart and hub of the household and a place to which family and friends all naturally gather.

Leamington Spa and the surrounding countryside has much to offer with green spaces, common, meadowland and river walks all a short distance away. The M40 takes 10 minutes to reach giving access to other major road links with Birmingham International Airport taking a journey of 25 minutes and Heathrow Airport about 1 hour and 10 minutes. There are local shops and amenities just a 2 minute walk away and one is able to walk to the centre of Leamington in about 15 minutes.

Stourton Villa is an exquisite Georgian property that has been carefully and lovingly restored to the fine family home it is today.

Accommodation Summary
Stourton Villa was purchased in 2002 by the current owners and some two years later they commenced an extensive and complete renovation and refurbishment of the property, which took almost four years. This has created a fabulous family home with spacious and practical accommodation. The entire house was taken back to the bare brick, re-plastered, and painted throughout with Farrow & Ball eggshell. Every tile in the kitchen and bathrooms is from Fired Earth. A new heating system was installed with cast iron burnished antique radiators used, and the cornicing, skirting, and sash windows were restored.

The fabulous hall has the original, restored, flagstones and doors lead to all the principal living rooms.

The drawing room and music room are connected by large sliding doors. Both have exposed floorboards and fireplaces with marble surrounds.

The sitting room has large double windows to the front, a fireplace with marble surround and exposed floorboards.

The library has a fireplace and handmade built in cupboards and shelves. There is also a separate study.

The kitchen/breakfast room has Venetian Travertine Marble tiles on the floor and a stunning handmade Christopher Peters bespoke kitchen with a housemaids pantry and granite tops. There is a large Aga with four ovens and additional gas hobs. French doors lead to the rear garden and there is a separate utility room.

Upstairs there are five bedrooms, all with feature fireplaces, and exposed floor boards, and a sixth bedroom in ‘The Cottage’ which is situated in the rear wing of the house and accessed from the mezzanine landing on the first floor. It is a delightful self-contained suite, perfect for visiting guests and has its own hall, sitting room, bedroom and bathroom with a classic Buckingham Suite.

The master bedroom has double windows to the front and a door to the main bathroom, which can serve as a private en-suite. This bathroom has a Fired Earth suite and beautiful roman mosaic tiles.

Bedroom two also has a beautifully appointed en-suite bathroom. Bedrooms three and four have handmade fitted wardrobes, shelves and draws and bedroom five is located off the mezzanine landing.

There is an additional separate shower room and cloakroom on the first floor.

Outside
An in/out drive at the front of the property provides easy access and parking, and hedging screens the home from the road. The rear garden is walled and is some seventy by forty five feet. It is mature and private. There is a garage, which is accessed from Lower Leam Street and the current owners obtained planning permission for a new double garage and gym along the rear of the garden.
