Environmental Stewardship Part of the land is included within the Kelbrook Moor, Wood and Grassland Biological Heritage Site designated by Lancashire County Council. The site reference number is 94SW01. Verbal enquiries of Lancashire County Council suggest that there are no specific restrictions imposed on the management of the land as a result of the designation but that it may enhance the possibility of environmental grants being available. The land also forms part of an existing Upland Entry Level Scheme which imposes restrictions on the management of the land in return for annual payments from Natural England. The annual payment in relation to the land being sold is understood to be approximately £1165. The purchaser will have the option of continuing in the Upland Entry Level Scheme by agreement with Natural England in order to receive the annual payments but will not be obliged to do so.
General The land will be sold subject to all rights of way, water, sewerage, support, wayleave or other easements and to all charges connected with or chargeable on it, whether mentioned in these particulars or not.
