Set between Torquay and Brixham in the sheltered and beautiful waters of Torbay, Paignton is at the very heart of the English Riviera. This area gained its reputation as a place to see and be seen during the days of Queen Victoria when it was compared to the French and Italian Rivieras because of the sunny climate, breath taking coastal views and long, sandy beaches. However Paignton had already been around for a long time before the Victorians and it was even mentioned in the Domesday Book.
Today the town is still a lively tourist resort but has a life of its own which lasts all year round. Its busy town centre has all of the local amenities one would expect including shops, restaurants, bars and train station as well as its own Palace Theatre on the sea front with its long wide promenade, sandy beaches and pier. Further afield the regional capital of Exeter provides all of the big brand shopping and dining experiences that one could wish for including its very own flagship John Lewis store. Exeter's International Airport offers a wide variety of business and leisure destinations within Europe and beyond.
Description
The property sits at the end of a quiet cul-de-sac in an elevated position just off the town centre in a private drive. Built in 2006 to a high specification it has been designed to make the most of its location. The obvious feature is the reverse level design which means that the balconied sitting room enjoys panoramic views across the town and bay to Torquay. Other design features include the high vaulted ceilings on the first floor, zoned under floor heating throughout, Corian counter tops, 15 Velux windows and piranha pine staircase.
Outside the natural slope and position of the property have been exploited to make the most of the properties elevated position and there is a long balcony outside the sitting room with steps down to a decked terrace and path around to a further garden which has been laid to lawn with flower beds to create a more traditional walled garden space.
Accommodation
Thanks to its reverse levels the entrance is found at first floor level. Here there is a spacious hall which provides plenty of room for hanging coats and storing shoes. The hall opens into the stunning open plan kitchen / dining room which feels full of light and space thanks to its 4-metre high vaulted ceilings, pine wooden beams and contemporary kitchen space. In the kitchen area cool, pale blue cabinets, stainless steel appliances and Corian work surfaces combine to create a very stylish space which is also very practical. Appliances include 5-burner gas hob, electric fan oven, microwave, integrated fridge and freezer. The island unit houses the 1½ bowl sink and integrated dish washer. The utility room, adjacent to the kitchen, provides more work surfaces together with the integrated freezer, plumbing for a washing machine and space for a tumble dryer. The Worcester gas combi boiler is also located in the utility room providing hot water and heating for the house. Next to the utility room is a separate cloakroom with WC and hand basin.
(A galleried set of stairs lead down to the sleeping accommodation on the ground floor). Like the kitchen / dining room the sitting room has high vaulted ceilings but its main feature has to be the view offered by French doors which open out onto the decked balcony.
On the ground floor a central hallway gives access to all of the bedrooms and the family bathroom as well as an understair cupboard which houses the main controls for the zoned underfloor heating system. At 21ft wide and running the full width of the house the master bedroom offers plenty of space. Thanks to its French doors that open onto a decked terrace it also feels light and airy. There is a range of built in wardrobes which form a natural dressing area at one end of the bedroom. The en-suite can also be found here with its WC, sink and double width shower.
Moving back down the hall to the other end of the house there are two further double bedrooms and the family bathroom which has a very modern feel thanks to tiled floors and walls, chrome fittings and a contemporary white bathroom suite consisting of a glazed shower cubicle, WC, sink and bath with chrome pillar tap.
Outside
Outside the natural slope and position of the property have been exploited to create three very different outside spaces. The first is a timber decked balcony, accessed from the sitting room, which provides panoramic views across the bay and is an ideal spot to sit, relax and enjoy the view. The second is a decked terrace, set just outside the master bedroom suite, which offers a great degree of privacy and seclusion and is an ideal spot for alfresco dining. The third area is at the other end of the house and is a more traditional space with a lawn, flower beds and a wooden shed. There is also an outside tap.
The property shares a private drive with two other properties and there is ample room for several cars. The double garage which has its own electricity, light and water can be found here.
