Adjoining this is a fitted kitchen with door to the side, two bedrooms, and a bathroom with bath and separate shower cubicle.

 

Outside Highfield Farm is set well back from the road in a slightly elevated position, approached through wrought iron gates and via a long driveway that sweeps along the side of the main house to an expansive parking area, and leading to the double garage which has a remotely controlled up-and-over door, power, light, door to the rear lobby, personal door to the rear, and also houses the gas fired central heating boiler. There are formal gardens to the front, side and rear of the house which are mainly laid to lawn interspersed with trees and shrubs. The heated swimming pool has a maximum depth of about seven feet and is inset into a paved south and west facing sun terrace with adjoining summer house.

There is an extensive range of very useful outbuildings, the first of which is an alarmed high store/workshop of around 1600 square feet. Beyond here, through a five bar gate, are the remaining outbuildings which include a large open barn of around 1200 square feet, former cow and pig sheds, an equipment/machinery store, and Nissen hut. Situation Highfield Farm is situated in Landford, a small village just inside Wiltshire’s border with Hampshire and on the northern edge of the New Forest National Park. The local primary school, which received an ‘Outstanding’ Ofsted grade in 2010, serves the neighbouring villages of Nomansland and Hamptworth, whilst The Trafalgar School at Downton is the catchment senior school. There are, in addition, a number of excellent schools in the private sector nearby including Stroud, Hampshire Collegiate, and Stansbridge Earls at Romsey, King Edward VI School in Southampton, and the Godolphin School for Girls and Leehurst Swan School in Salisbury.

The property is surrounded by some of the region’s loveliest countryside which, of course, includes the New Forest National Park, over 200 square miles of historic unspoilt land that contains a richly diverse landscape. Southampton International Airport (14 miles) offers an expanding choice of destinations whilst the adjacent Parkway station provides a direct link to London Waterloo in around 70 minutes.
 

Directions From Romsey leave the town centre along the A3090 and continue to the Ower roundabout. Take the third exit onto the A36 towards Salisbury and continue for approximately five miles through the villages of Wellow and Plaitford. Turn left onto the B3079 Lyndhurst Road and Highfield Farm will be found a short distance along on the right hand side indicated by our For Sale board.
