Externally
The property is approached from the road via a gated entrance leading to the side of the house. Here there is parking space for several cars. From this parking area, a track leads along the side of the gardens up to the agricultural shed.
To the front of the house is a small enclosed garden area. To the rear, there are landscaped gardens laid to lawn with borders and shrubs. A stream runs down the boundary and then through the gardens.
The Buildings
At the end of the gardens are three wooden lodges. One of these is currently used as an office for the vendors business. The third chalet is used as a play room for the vendors children.
To one side of the chalets, and set slightly above them is the agricultural barn. This is of block and steel construction and has a concrete floor. There is a roller shutter door to provide vehicular access. The building is ‘L’ shaped and measures approx. 40’ x 35’ max.
The Land
Opposite the house, across the road, there is an area of flat land approx. 2.5 acres. This has river frontage on which there are fishing rights. This land is mostly laid to lawn, although there is an area of wet land in which there is a pond. It would be possible to extend the pond into a small lake if desired. This land would be ideal for a small CCCL site if desired (subject to permission).
The remaining land lies to the side of the house and is sloping. Ideal for grazing. The vendors have a vegetable patch, chicken run, two aviaries and a poly-tunnel on the area closest to the house. There is also a field shelter on the land. In total, the holding extends to 13 acres.
Services
Mains water and electricity are connected, private drainage, oil fired central heating.
Please note: Since the Energy Performance Certificates were carried out, we are advised that extra insulation has been added to the lofts. In addition, the walls of the cottage and also to the rear of the house have had cavity insulation added.
