General notes from the owner:
Ground Floor: There is oak flooring throughout the ground floor. The downstairs cloakroom runs off a saniflo pump. It was installed by Queen Street Interiors of Deal at the same time as the bathroom. There is a Victorian cast iron fireplace in the dining room and an open fire in the living room. Both work and have been swept annually. The electricity meters and fusebox are situated behind the TV. It is a modern electrical system and we have certificates from the rewire. The boiler is on the wall to the left of the kitchen sink. It was replaced around 5-6 years ago and has been serviced annually. All appliances in the kitchen can be left subject to negotiation. The fish tanks can also be left subject to negotiation.
First Floor: The master bedroom was originally divided into two rooms and converted into a large single room by the removal of a studwork wall. The original door to what was the second bedroom was to the left of the door to the bedroom. The door frame and door remain in place behind the plasterboard and there are separate switches for the lighting in bedroom so it would be easy to reconvert to two bedrooms. The bathroom was professionally fitted by Queen Street, Deal. The flooring was recently replaced. The shower mixer unit was replaced last year, it is a top of the range shower. There is further, weather-proof storage behind the shed suitable for storing garden supplies and equipment. There is a motion activated security light and a further bulkhead light situated on the rear of the house. An outside tap connects to an irrigation system to water pots and the raised beds. The garden has two large decking areas, a small pond and raised vegetable beds. It would be easy to fill the pond in using the earth in the beds if a buyer wished to grass the garden. The wooden fence along one side of the garden was replaced around 3 years ago, there is a grapevine, which produced fruit last year, on the fence. The apple tree also produces fruit. Any potted plants and the chicken coop can be included in the sale if there is an acceptable offer or can be available by separate negotiation.
