Property description

Agents comment Coombe cottage is ideally situated between Ivybridge and Plympton in a rural position yet within an easy drive of the amenities. The property has been built in a traditional construction on a plot of land of approximately 2.5 acres.

The house has been designed with family living and entertaining in mind and has a large kitchen family room with granite worktops and a bespoke modern kitchen with fitted appliances. The area for sofas or a large dining table with bi-fold doors leading out to the sun terrace is the perfect family or entertaining area. Designed over various levels the house is interesting and could adapt to many family situations. The dining room and sitting room are situated at the front of the house overlooking the front garden. Then you have a study, utility room, cloakroom and a fabulous entrance hall and hall/landing give the feeling of space as soon as you enter the property.

On the first floor, you will find four double bedrooms, one of which is separate from the other three bedrooms so could provide privacy for a relative or teenager. There is a family bathroom and master ensuite also on this floor. Outside the garden is laid to lawn and offers ample driveway parking, sun terrace and a two acre pony paddock. Two stables, tack room and a double garage are located at the bottom of the drive.

Ceramic and wooden flooring are laid throughout the ground and mezzanine floor and the decoration is plain and none evasive to allow the new owner to place their stamp on the property with ease.

area description Coombe Cottage sits on the edge of the village of Sparkwell. Sparkwell is renowned for the Treby Arms where the winner of Master Chef 2012 Anton Piotrowski resides and the Dartmoor Zoo where We Bought a Zoo was filmed. The village also has a recently opened primary school. Within easy reach the A38 can provide access to Plymouth of Exeter. Plymouth is a busy and thriving City with plenty to offer to all ages. The City centre itself is undergoing a period of re-development and in the last couple of years opened the Drake Circus shopping mall. There are many tourist attractions to include various museum and art galleries, the National Marine Aquarium, various boat trips to Mount Batten, Drakes Island or perhaps a ferry across to Mount Edgcumbe National Park. There is always plenty of entertainment on hand, with ample theatres, cinemas, casinos and bingo halls. Should you require a little more energy, you could perhaps seek out the Ski Lodge, Ice Rink or the various Diving and Sailing Clubs. The transport links are easily accessible to get from City to City. Whether by ferry, rail, bus or coach, public transport is in great demand. London Paddington is under four hours away by rail and the ferry to Roscoff in France takes only 6 hours. Newquay and Exeter airports are approximately an hour away,
