Property description
The Guest House currently has 6 guest bedrooms that could very easily be increased to 9. Its lower ground floor not only houses the operations rooms but has an additional 5 rooms including a fitted kitchen. This ground floor could easily be converted into a private flat for the owners or could be let for an all year round income.
The property was returned to a Guest House by the current owners who have invested considerably in not only improving the property's appearance, but in providing adequate guest facilities, all of which are included in the price. All the guest rooms have tea and coffee making facilities and Freeview televisions.
Known as ‘The Gateway to the Highlands’ Dunoon provides ample opportunity for enthusiasts of outdoor pursuits. There are sailing clubs and a Marina close to the town quad biking, mountain biking, hill walking and excellent fishing is to be found on your door step. The Mayfair has been recognised as cyclist and walker friendly by Visit Scotland.
Serviced by two ferries Glasgow Airport is only 45minutes away, Prestwick an hour and Scotland’s capital city Edinburgh only 90 minutes away. On the edge of the Loch Lomond National Park and its Championship Golf Course on Loch Lomond shores and only a 90 minute dive to Oban ‘The Gateway To The Highlands’ or The Trossachs with its abundance of Munroe’s to climb, The Mayfair Guest House is in a prime location. However there is no need to leave the town for entertainment, Dunoon boasts some 3 Golf Courses, some excellent restaurants, a cinema, a live entertainment venue ‘The Queens Hall’ and retains a number of vibrant independent retailers. The best close to city, country town in the West coast of Scotland.
The ground floorThis trading guest house has a drive through car park and a well kept front and side garden. The main entrance is up a small flight of steps and leads to the entrance vestibule.
The Entrance Vestibule (2.4m x 1.9m)
Protected by a pair of UPVC storm doors the light and spacious vestibule, with its hard tiled floor, is a comfortable space to remove wet coats or muddy hiking boots prior to entering the main hall.
Grand Reception Hall (9.4m x 3.3m)
Accessed through a traditional heavy wooden door, this imposing high ceilinged hub of the building is brimming with original features and houses the main staircase. It provides a welcoming reception to guests and visitors alike. Carpeted, it currently has a fitted reception desk and is heated by a large double radiator with reflector.
Guest Lounge (4.9m x 4.2m)
Immediately to the left of the hall is a room currently used as a ‘guests lounge’. The large double glazed bay windows offer stunning views over the Clyde Estuary and are framed by the original wooden panelling. Laminate flooring helps keep the room bright and clean and the two radiators with reflectors keep the room warm in the winter. The room also retains the fittings for en-suite facilities and would take little effort to return it to a guest room.
The MacDonald Room (4.9m x 3.5m)
A twin bedroom with laminate floors and a large double glazed window which brings ample natural light. A double radiator with heat reflector and thermostatic controller brings additional warmth. The en-suite has a ‘Mira Sports’ fitted shower and cubicle, a traditional WC and basin set and ‘soft’ padded lino floors.
The Campbell, Wallace and Stewart Rooms
These additional 3 double bedrooms all share similar assets, fitted carpets, large double glazed windows, reflected double radiators with thermostatic controllers, en-suites with ‘Mira Sports’ showers with cubicle, traditional WC and basin, padded lino floors and are in an excellent decorative state. Each room retains its own character with personal touches such as built in wardrobes or writing desks.
The Library (4.4m x 3.5m)
This room is currently utilised as storage for the owners belongings but was previously a bedroom and, like the guest lounge, retains the fittings and could easily be returned to an en-suite room or, as the name suggests, be converted to a library.
Private Lounge (6.3m x 4.9m)
This large living room has 12 foot high ceilings adorned with original cornicing and ceiling rose housing a stylish 5 bulb candelabra, two large double glazed windows framed by original panelling, two large radiators, an original built-in display cabinet with leaded glass doors and lends direct access to the sun lounge.
Sun Lounge (5.1m x 4.7m)
An imposing glass panelled room with stunning views of the Clyde estuary from three sides. The room is heated in the winter by two double radiators. This room is currently used by the owners but could easily, as could the lounge, be made into a public room.
The lower ground floor
This potential self-contained flat is a real bonus to the property, accessible via the internal staircase in the reception or by two exterior doors. It offers the property owners an extremely wide range of options; it could become a private living area or could be rented out as a flat to generate a year-round income.
Kitchen/Diner (4.6m x 2.0m)
The UPVC double glazed private entry leads you into a large kitchen diner. This benefits from a pantry, fitted units with work tops, fitted sink, an electric cooker and a breakfast bar. The flooring is split into a tiled area around the food preparation area and a carpeted area around the dining section.
A door from the kitchen leads to what is currently used as a small guest’s gym but could easily convert into a lounge.
The Games Room (5.8m x 4.8m)
This room currently has two small snooker tables, a darts board, a table for poker, a table for dominoes and a selection of family board games but could be used as a lounge.
Bedroom (4.7m x 3.1m)
Back through the Gym another door leads past the foot of the internal stair case to an en-suite double bedroom
Study (3.4m x 3.4m)
Currently used as an office, this could also be utilised as a double bedroom. All the rooms have their own radiators.
Utility Room
At the back of the lower ground floor is a windowless utility room housing the boiler, a laundry with a large window bringing ample light and a small WC. At the rear is another exterior door.
Mid level dining rooms
The two mid-level dining rooms are split between the guests and the owners.
The Guests Dining Room/Kitchen (7.4m x 6.8m)
Filled with natural light from three large double glazed windows the ‘L’ shaped open plan dining and kitchen area comfortably sits 20 for breakfast. The windows offer panoramic sea views. The ‘farmhouse’ style kitchen has ample cupboards and worktops, laminate flooring throughout, a fitted cooker and hood, sink and provides a real home kitchen atmosphere at breakfast time.
The Private Dining Room/Kitchen (7.3m x 4.9m)
This again has three large double glazed windows offering spectacular views. It is a sleek modern kitchen fitted with an electric cooker, stylish black work tops and a modern sink. In addition there is ample space for a large family dining area.
Top floor
A large landing provides not only three large storage cupboards for linen, cleaning products and utensils but access to two further guest rooms.
The MacGregor Room (4.3m x 3.3m)
With stunning views over the Clyde this room is full of character. With its own ‘porthole’ this double room has a large built-in wardrobe, and its own en-suite with ‘Mira Sport’ shower and traditional white WC and basin on ‘soft’ padded lino floors.
The Bruce Room (5.1m x 2.7m)
This room again has stunning sea views and all the trimmings of the MacGregor room, but in a twin room.
The Private Bedroom
This was formally utilised as a ‘family’ room for guests, with ample space for bedroom furniture, stunning sea views and a high quality finish en-suite shower room. The current owners have reserved this room for themselves.
The Burrow
Accessed from the side of the building ‘The Burrow’ is a large storage facility under the sun room that provides ample space for excess furniture, gardening equipment and auxiliary fridges and freezers. It is also a welcome area for cyclists to leave their bicycles securely overnight.
Gardens
The garden is easily maintained and offers a patio area at the front on which to relax and enjoy the stunning sea views. There is ample parking and a one-way driveway with a separate entrance and exit.
All measurements are approximated and taken at the widest point.
