Property description
Situation
Bratton Fleming 1 ½ miles. Barnstaple 8 miles. Exmoor National Park 1 mile. Situated to the outskirts of Bratton Fleming in a private quiet valley situation approached over its own driveway, down to the property where the farmhouse is set with open valley views across to National Trust woodland. The property is surrounded by its own courtyard of old stone barns, one of which has been converted into a very comfortable annexe/holiday cottage. There are four fenced paddocks which surround the property, well tended and the remainder of the land is a nature reserve bordered by a stream, having cleared a pathway through for dog walking or bridleway.
The first impression on reaching Rye Park House is the peace and tranquility, the farmhouse being south westerly catching the majority of the days sun. A bricked courtyard divides the house from the annexe, a further lower patio which enjoys the stunning open views with stone barns being well maintained, a high percentage having been re roofed with power and light connected, quality stable block with two loose boxes with power and light and matting. A fresh stream runs across the entrance driveway feeding a small pond and garden which is due south and a particular sun trap whilst to the rear there is a level lawn. The paddocks surround the property and are all serviceable by tractor and have water connected.
The property was renovated in 2002 whereupon it was rewired and totally replumbed and decorated throughout. At the time of renovation the side utility room was incorporated into the house via the hall which now makes a very useful utility area. The ancillary accommodation which is across a bricked courtyard serves as a granny annexe but could also be used as a holiday cottage, this was converted in 2008. Double glazing throughout, oil fired central heating.
Rye Park has a woodwork guarantee and there is loft insulation and is served via a bore hole and filtration system, there is a Klargester sewage plant serving both the house and annexe which would have the capacity to serve more properties should anyone wish to do further conversions (subject to planning permission). The entrance lane running down to the property is owned by Rye Park House, there is a right of access half way down to a small barn not part of the property and the maintenance is split 70% to Rye Park House and 30% to the barn.
