Property description

The plot -

This development opportunity comprises a well proportioned plot of land (0.15ha/0.36acres) on the outskirts of Bampton, which benefits from a grant of detailed planning consent for the construction of a new detached house. The plot has previously been utilised as a stone depot (where material was stored) and comprises a primarily level section of land where the new property and associated garden will be sited. A further section of the plot slopes steeply down to the nearby River Batherm, where fishing rights will exist for the owners of the site.

From the plans, the proposed property is shown as a four bedroom two storey house with integral garage. The ground floor will comprise a lounge, separate dining room, kitchen, utility room, W.C. And garage whilst the first floor will comprise a master bedroom with en-suite and a balcony, a second en-suite bedroom, two further bedrooms and family bathroom. Externally the new property is shown with an ample off road parking area and good sized gardens. The gross internal floor area is shown to extend to approximately 169sqm (1818sqft) excluding the integral garage.

Builders and developers may note that plans were previously drawn and considered for the construction of a pair of dwellings on the site. It is the vendor's opinion that the possibility may exist for two dwellings to be built on the site, subject to all requisite consents.
