Location

A prime elevated position on a south-westerly hill on the outskirts of the village of Backwell within the immediate lye of the parish church. Backwell is approximately four miles to the west of Bristol and is easily accessible via the A370. Within proximity, there is a wide range of amenities including shops, banks, dental and doctors practises as well as schooling, primary and secondary. Bristol includes a further array of independent schools such as Clifton College, Bristol Grammar, Badminton and qeh. The motorway networks are easily accessible via the M5 and M4 (junctions 19 and 20 of the M5 lie approximately four and five miles distant respectively). Both Bristol and Bath have a range of cultural experiences in addition to a cosmopolitan lifestyle. The cathedral city of Wells is also within easy striking distance. Bristol international airport has a number of flights to many European and some long-haul destinations, and is approximately four miles distant, and rail services are available from Backwell approximately a mile away which is a mainline service to London Paddington. Description

A Grade II listed farmhouse dating back to the 16th century and enjoying an elevated position with far reaching views towards the Channel. The property is ideally placed within the immediate lye of the parish church and is close to a host of amenities within the nearby village, whilst also providing superb access to Bristol and its commercial centre. Court Farm has been in the same family ownership since the 1960's and the house and gardens have been the source of great enjoyment and pleasure. Constructed from stone elevations under a pitched and tiled roof, the property retains much of its original detail including large inglenook fireplaces in the principal rooms, studded and braced doors, traditional leaded windows and the two storey tower with its spiral staircase.
Court Farm is centred around a spacious entrance hall which can be approached from both the front and rear elevations. The master bedroom, of generous proportions, has triple aspect windows and views towards the church and Bristol Channel. The versatile top floor includes two further rooms of generous proportions, the first of which has been adapted as a large playroom and the second has the potential for a guest or fifth bedroom.
There are terrific grounds on four sides of the house. The property is approached via a drive which leads into a courtyard and the stone outbuildings. There is also a pedestrian access and path over the Green to the front of the house leading to the front door. Historical note
Parts of the property date back to the early 16th Century evidenced by a wealth of original features. At this time the property was of great local significance based on the grandeur of the construction. Over the centuries the property has been developed as the key working farm for the Manor and was residence for the Bailiff. Of even greater antiquity, within the garden of the property and accessed by a grotto area and stone steps, is a well believed to be of Anglo Saxon origin enclosed within a stone corbelled beehive structure. It is documented to be the 'ridge spring back on the hill' from which the village takes its name.
