The historic market town of Tiverton is conveniently placed, 4 miles to the east, positioned along the banks of the River Exe. Tiverton, Exeter and Wellington are within easy commutable distance via the A361 (North Devon Link Road) leading to the M5 (Junction 27). Alongside J27 lies Tiverton Parkway Railway Station with fast trains to London Paddington.
Description
Lower Bradley is an attractive south-facing Grade II listed farmhouse, thought to date from the early 17th century with delightful period features. The picturesque position overlooks the valley of the river Dart, with the pasture, immediately in front of the house, running down to the banks occupying a long frontage. The property is mainly built of stone and cob, rendered externally, under a thatched roof with a south-facing front facade.
Accommodation
On the ground floor the entrance porch leads to the entrance hallway, with study area, stairs rising to the first floor and doors leading to the two reception rooms. The dining room centres upon a stone inglenook fireplace housing the wood burner with beam over and original bread oven. The kitchen/breakfast room is to the rear and centres upon the oil fired Aga. Off the kitchen is the utility room, rear hall and store.
On the first floor there are four bedrooms, three of which run along the south facing front elevation overlooking the far reaching views, the master bedroom having an en-suite shower room and period fireplace. The fourth bedroom is to the rear, together with a comprehensively fitted family bathroom.
Outside
The approach to the property is along a private drive, leading to the parking and turning area and outbuildings. The initial part of the drive is shared.
At the front of the house is a pretty enclosed garden, with cotoneaster, clematis and roses growing, and a south facing cobbled terrace, enjoying views out across the Dart valley. To the rear of the property is a large lawn, including a number of shrubs. There is a superb kitchen garden with raised beds.
To the side of the house is an attractive cobbled courtyard with useful stone outbuildings. There is a store, barn and an open fronted double garage. The barn has large doors and could be used for additional garaging.
Grounds
The grounds run along the valley to the west. To the front of the house, beside the drive, is a south-facing field running down to level pasture with river frontage, providing about 10 acres of grazing.
From the end of the drive, a track leads from the house to Bradley Wood, affording a mix of broad leaf indigenous species.
