Situation


Loxbeare is a pretty, small village, with a Church and an active community.
 
Tiverton is a busy market town and has a wealth of amenities including both private and state schooling, many shops, banks and building societies, supermarkets, modern hospital, sports centre with swimming pool, and an 18-hole golf course. Blundell's independent school offers discounts for local pupils.
 
From Tiverton access can be obtained to Junction 27 of the M5 motorway via the dual carriageway, alongside the junction lies Tiverton Parkway Station, with fast trains to London Paddington. Exeter and Taunton are both within an easy driving distance.
 
Exmoor National Park and the renowned North Devon Coast with its sandy beaches are easily accessible.

Description


Churchill Barn has been lovingly created from a traditional stone building, and now provides a wonderful family home with extensive accommodation.
 
Where possible original features have been retained or re-used, blending with modern facilities. The timber work throughout is very attractive, with French doors and large floor to ceiling windows allowing light to flood in. The staircase, some floors and many other items are crafted in oak.
 
The position is excellent looking out over the lovely gardens and grounds which merge into the countryside with views over the rolling hills. Whilst having a nearby neighbour, Churchill Farmhouse, it has a good degree of privacy.
 
The approach is over a private, shared lane. From here an entrance and a sweeping driveway leads around the lawn to the courtyard where there is ample parking.

Accommodation


On the ground floor there are some great rooms including a wonderful family kitchen with space for a large dining table and areas for sitting. There is extensive storage space including a walk-in larder, a range of cupboards and drawers with work surface over, including a ceramic one and a half bowl single drainer sink and concealed Bosch dishwasher. The hub of the kitchen is the oil-fired Rayburn, for cooking and heating. There is also space for an electric cooker. The entrance hall has a cloakroom with low level WC and wash hand basin.
 
The reception space is excellent, comprising a triple aspect sitting room with French doors to each aspect and an attractive fireplace with woodburner for those cosy evenings. There is a good sized dining room, also with a woodburner, and a snug off the kitchen which is perfect for a TV room.
 
Supporting its main accommodation is the rear hall and entrance with utility/boot room, another side entrance and the office, with space for at least two people to work from. Beside this is another cloakroom with low level WC and also housing the grant oil-fired boiler which supplies domestic hot water and heating.
 
On the first floor is the master bedroom with en-suite shower room, it has plenty of storage and a dressing area. There are four further bedrooms and a family bathroom.
 
A very spacious playroom is approached via separate stairs from the boot room. This could be bedroom 6 or perhaps altered to incorporate an annexe in this part of the house.

Outside


The gardens and grounds are very attractive. To the front of the property is an extensive lawn with shrub borders and specimen trees creating a lovely outlook. Beyond is the paddock, which has post and rail fencing. There are also specimen trees planted here. Below the lawn is a large vegetable patch.
 
The courtyard and buildings are very useful. There is extensive parking in the courtyard or on the wide driveway infront of the buildings.
 
The buildings include, double garage 20' x 19'6, workshop 28'2 x 19(max) and a machinery building 35' x 20'. The workshop has its own WC.

Directions


From Tiverton follow the signs for the B3137, and once you are on Rackenford Road proceed on towards Calverleigh/Loxbeare (do not turn onto Long Drag towards Witheridge). Continue through Calverleigh towards Loxbeare. At the garage, ignore the turning to Loxbeare, proceed up the hill and after a quarter of a mile, take the next turn on the right into an unmarked lane. Proceed along the lane and in a short distance the property will appear on the right. Continue along the drive and the entrance will be found on your right hand side.
