the property and it's history
The Old Rectory was constructed in 1866 of pennant stone
coursed rubble with ashlar dressed elevations beneath steep
slate roofs with coped gables and prominent ashlar chimney
stacks. It is Victorian Gothic in architectural style with
ecclesiastical features one would expect of a property of this
standing; crowned by the carved stone angel perched on
the roof being the guardian of the building. A carved Latin
motto on the south elevation of the house translates as “He
who listens learns most”. Retained period detailing includes
arched stone door cases, open fireplaces and of note is the
vast reception hall with mosaic tile flooring, three armorial
stained glass windows, and the original yew staircase. The
original bell with bell rope remains within the centre of the
house. The ground floor offers grand proportions with high
ceilings and the principal rooms all overlook the delightful
gardens.The drawing room has a double aspect with large


sash windows and retains the John Broadwood and Sons
walnut grand piano believed to have arrived at the house
when it was built. It has a polished wood floor, an open fire
and ceiling coving. A fine dining room has large sash windows
and an open fireplace. The Kitchen/Breakfast room has
been opened into one room with fitted units and eating area
leading into a recently added oak frame conservatory with
double doors leading onto the lawn. The sitting room, next
to the kitchen, has a large welsh dresser and wood burning
stove and leads to inner hall with access to the side entrance
and also the dining room, study and a ground floor en suite
bedroom. At the rear of the house is a large utility room and
a boiler room with shower and WC. The first floor provides
numerous spacious bedrooms, the majority having en suite
facilities, while those without have access to two large family
bathrooms.
A staircase at the rear landing leads down to the inner hall
and up to a large attic with further accomodation/storage
area. A door from a first floor bedroom leads to a one
bedroom annexe that is self-contained from an external
staircase, allowing for a further income or suitable for staff.
A driveway leads to a turning circle at the side of the property
with parking area and garaging with stable block, store rooms
and workshop. There are two semi-detached two bedroom
holiday cottages built in 2010. Surrounding the rest of the
property is a lovely large garden, part having been previously
used as a lawn tennis court. There are two large paddocks
with direct access from the stables.

Business opportunities
The property is currently arranged and run as a very highly successfully
four star bed and breakfast with accounts available on request.
The B&B has six large bedrooms; two with four poster beds, three doubles and one twin bedded room. At one end of
the house is a one bedroom fully fitted annexe with letting
potential. In 2010, the present owners built two self-catering
holiday cottages both with two bedrooms that run at 90%
yearly occupancy and these have separate accounts to be
viewed.

Situation
The Old Rectory is discreetly set in its own grounds at the
entrance to the picturesque and famous village of Lacock, which was mentioned in the Domesday Book. Lacock dates
from the 13th century and has been beautifully preserved and
unchanged since it was a thriving township that traded in wool.
With its picturesque streets and historic buildings the village
has recently become a popular TV and film location. There are
various shops, a primary school, arts and crafts, antiques centre
and pubs in the village for day to day needs, while a more
comprehensive range of amenities are available in Chippenham, approx 4 miles north. These include various schools, a leisure
centre and comprehensive shopping along with a mainline
rail service to London Paddington (journey time approx
75 minutes) and Bath Spa station (journey time approx 15
minutes). The World Heritage city of Bath, famed for its Roman
heritage and Georgian architecture, is approx 12 miles west and
offers a wide variety of cultural, leisure, sports and shopping
facilities. Junction 17 of the M4 is within 6 miles of the property.
