Property description

A very pretty west highland cottage in a delightful sheltered woodland gardens of some 3 acres.

Description

Kennels Cottage is a delightfully pretty cottage-type home which enjoys an idyllic location on the quiet West Road in Glendaruel. The property is one of only a handful of properties in this tranquil location and is set in grounds of some three acres. The property is of white painted render under a tiled roof and the accommodation is laid out over a single, easily managed level.

There is a second property in the grounds by way of a spacious wooden cabin that would be extremely flexible in terms of its usage. Presently used for storing only, it could easily be converted to provide guest accommodation, a holiday let or home-business premises, subject to any relevant planning permission.

Cabin:
In the grounds with windows facing the woodland opposite sits a well-installed wooden cabin, which upon conversion would make a very fine dwelling that could be used for a number of purposes, subject to any relevant planning permission.

Outbuildings:
In addition to the cabin there is a good sized garage, large wood-drying store, a greenhouse and small shed. Adjacent to the cottage is a useful but old workshop that could be removed to make way for a possible extension, subject to any relevant planning permission.

Gardens

As mentioned the grounds extend to around three acres and of particular note are the delightful Acer trees with their fine and colourful canopies and the large, majestic species Rhododendrons. The gardens extend into an area of semi-ancient native woodland and the present owners continue to unveil what can only be described as a hidden treasure.

Situation

Kennels Cottage is situated in a beautiful glen on the Cowal Peninsula and sits nestled in its own woodland gardens from which you can admire the wonderful views of Glendaruel's fertile farmland and range of mountains. From certain areas of the garden you can glimpse the River Ruel that snakes its way through this scenic glen.

The Cowal Peninsula is famous for its stunning natural scenic beauty with deep and narrow sea lochs and high-sided glens providing a boating route through from the Clyde Estuary to Arran, Loch Fyne and the fishing village of Tarbert and on through the Crinan Canal to the Western Isles.

Colintraive (9 miles to the south) has a hotel with a friendly bar and an enviable reputation for pub and restaurant cuisine. It also has a shop, post office, heritage centre, community garden and an all-weather bowling green. From Colintraive there is a regular 5 minute ferry crossing to the neighbouring Isle of Bute. The main shopping for the area is Dunoon which provides two good Supermarkets, a Post Office, Library, Hospital Leisure Centre and an assortment of independent shops.
For a more extensive range of services Glasgow is approximately one and a half hour's drive away.

There is a local primary school in Glendaruel and secondary schooling is available at Dunoon Grammar, which has an excellent reputation. A school bus travels from Colintraive to Dunoon Grammar each weekday morning and afternoon.

The area offers much in the way of relaxing outdoor pursuits including yachting and boating, golf, fishing, hill walking and country walks in an area rich in history. The Cowal Way stretches from Portavadie on Loch Fyne and travels for some 31 miles to Arrochar through some of the most dramatic and picturesque sea and landscapes on the West Coast.

A scenic 9-hole golf course can be found at Kames with further courses on the Isle of Bute and Dunoon. Sea, river and loch fishing are also available in the area as are a number of shoots which are run either commercially or by syndicates. Some of the local estates allow stalking by arrangement.

There are local bus services that run to Tignabruaich, Rothesay and Dunoon.
