Property description

Property for sale by modern auction method - A character cottage, with pretty annex. An ideal renovation project for versatile family living.
Named after the Earl of Kilmorey, one time owner of the nearby Shavington Estate, Kilmorey Cottage is believed to have been built for the Earl's gardener. Historic speculation aside, Kilmorey Cottage and the enchanting Rose Cottage are a well hidden surprise, tucked away in the heart of Market Drayton. Approached via a private drive, Kilmorey Cottage offers spacious accommodation comprising Lounge, Kitchen/Dining Room, Snug, Sunroom, Cloakroom and Cellar, Three Double Bedrooms, Family Bathroom and En Suite. Outside there is a large rear garden and driveway shared with a detached annex called Rose Cottage, a delightful detached annex cottage with a Bedroom, Bathroom, open plan Lounge/ Dining Room/ Kitchen plus a conservatory leading to a further garden area. Kilmorrey Cottage and Rose Cottage would make an ideal renovation project.

Location Market Drayton is a popular North Shropshire market town on the Staffordshire/Cheshire borders. It is on the River Tern, between Shrewsbury and Stoke on Trent and was formerly known as Drayton in Hales and is listed in the Domesday Book. In 1245 King Henry III granted a charter for the weekly Wednesday market, giving the town its current title. The market is still held every Wednesday. The Shropshire Union Canal runs through the town and Market Drayton offers a wide variety of amenities such as schools, specialist and high street shops, supermarkets and health and leisure facilities. The larger centres of Newcastle under Lyme, The Potteries, Crewe, Stafford, Telford and Shrewsbury are all within commutable distance.

Planning Full planning permission reference N/01/410/MD/2259 was granted 25/07/01 for: Conversion of outbuilding to form Residential Annex at Kimorrey Cottage, 36 Smithfield Road, Market Drayton, Shropshire, TF9 1EW. Condition number 4 states: 'As the site is inappropriate for an independent unit of accommodation in addition to the main dwelling and such development would be detrimental to highway safety and the amenities of existing and future residents. The proposed additional living accommodation for the applicants family's needs shall be occupied and maintained as part of the main dwelling and when the special need for the annex ceases, it shall be used by the excising dwelling as ancillary residential accommodation and shall not be let, sold or otherwise disposed of to form a separate dwelling'.

Method of sale This property is for sale by the Modern Method of Auction which is not to be confused with traditional auction. The Modern Method of Auction is a flexible buyer friendly method of purchase. We do not require the purchaser to exchange contracts immediately, but grant 28 days to achieve exchange of contracts from the date the buyer's solicitor is in receipt of the draft contracts and a further 28 days thereafter to complete. Allowing the additional time to exchange on the property means interested parties can proceed with traditional residential finance. Upon close of a successful auction or if the vendor accepts an offer during the auction, the buyer will be required to put down a non-refundable Reservation Fee of 3.5% to a minimum of £5,000.00 + VAT (£1,000.00) = (£6,000.00) which secures the transaction and takes the property off the market. Fees paid to the Auctioneer may be considered as part of the chargeable consideration for the property and be included in the calculation for stamp duty liability. Further clarification on this must be sought from your legal representative. The buyer will be required to sign an Acknowledgement of Reservation form to confirm acceptance of terms prior to solicitors being instructed. Copies of the Reservation from and all terms and conditions can be found in the Buyer Information Pack which can be downloaded for free from the auction section of our website or requested from our Auction Department. Please note this property is subject to an undisclosed reserve price which is generally no more than 10% in excess of the Starting Bid, both the Starting Bid and reserve price can be subject to change.
