The Property
The Manor House is an imposing Victorian country house that sits in just over 2.8 acres of garden and grounds on the edge of the desirable Northumberland village of Barrasford. The property has been comprehensively and thoughtfully renovated by the current owners and retains a wealth of period features including ogee doorways, sash windows, open fireplaces, panelled doors, high ceilings, picture rails and working shutters, all now combined with a bespoke kitchen, sandstone flooring, high-quality contemporary bathrooms and tasteful décor. The generously-proportioned accommodation is flooded with natural light from tall windows, with many rooms also being dual aspect and enjoying stunning views over the garden, grounds and open countryside beyond.

Half-glazed double doors open into a bright and welcoming reception hall. The fabulous drawing room has a tall triple sash window to the front aspect, the central sash retains the original stone steps externally giving access to the garden and glorious views, together with a further window to the side. There is an attractive, ornate open fireplace with Adam-style surround and cast iron insert. The adjacent dining room has a similar tall triple sash window with views of the side garden and tennis court beyond. These reception rooms offer fabulous, spacious formal entertaining areas. The everyday sitting room has a feature stone mantle with log-burning stove and windows to the front and side, one of which has a window seat and original shutters. The stunning, bespoke kitchen/breakfast room is situated to the rear and is fitted with a range of Shaker-style painted units from Newcastle Furniture Company with complementary granite work surfaces, under-mounted sink, a three-oven aims aga, two-ring ceramic hob, integrated dishwasher, fridge and coffee machine, with further fitted shelving and drawers, integrated oven and microwave in an alcove. In addition there is a useful shelved larder cupboard and a half-glazed door leads through to a Butler’s pantry which retains the original storage cupboards and gives access to the garden room and dining room. The delightful garden room offers stunning views of the garden and countryside beyond, has an exposed stone wall and French doors onto the sheltered terrace. A rear hall gives access to newly refurbished ancillary rooms which include a laundry, boot room, cloakroom/WC and a sauna; there is also a door to the courtyard, access to the sitting room and a back staircase up to the first floor. The laundry is fitted with a range of bespoke units with Butler sink, plumbing for a washing machine and space for a tumble dryer, two fridge/freezers and attractive shelving in a redundant fireplace. The boot room is fitted with a comprehensive range of custom-made cupboards and drawers, an infrared sauna and a cloakroom with wash hand basin and WC.

An impressive staircase with painted spindles and french polished bannister leads up from the hall to a bright and spacious first floor landing. The superb master bedroom, which enjoys elevated views of the garden, grounds and open countryside beyond from windows to the front and side, has a range of fitted wardrobes and benefits from a luxurious, fully-tiled en-suite with bath, separate corner shower, wash hand basin with vanity unit and WC. A further double bedroom with en-suite shower room, accessed off the half landing, has windows to the front and side with attractive window seats and a decorative mantle and cast iron insert. There are three further double bedrooms on this floor which have a combination of original decorative fireplaces, fitted wardrobes/drawers and window seating. The rear landing has a useful shelved linen cupboard and further fitted book shelf and is flooded with light from a glazed ceiling panel. These bedrooms are served by a spacious and contemporary bathroom which benefits from under floor heating and is fitted with a bath, separate shower, wash hand basin with vanity unit and WC. A further staircase continues from the main landing and gives access to a characterful attic bedroom with exposed beams and separate store cupboard.

There is a generous, dry cellar which is accessed from the rear hall where a door leads to stone steps down to two interconnecting rooms; there is also access from outside.

Externally
The Manor House is approached along a gravelled driveway that leads to a stone pillared entrance and a generous gravelled parking and turning area. There is a detached double garage with remote roller doors that benefits from power and light. To the rear of the house there is a paved, walled courtyard that gives access to various stores including a boiler room, workshop, kennel, wood store and meter room. To the front there is an expanse of lawn leading down to a ha-ha wall which offers uninterrupted views of the open countryside towards Haughton Castle. There is a formal parterre garden and mature hedging which offers both shelter and privacy. The paved terrace, accessed from the garden room, provides an ideal area to take in the glorious, tranquil setting. To the west there is a hard tennis court, small apple orchard, timber stable block with three loose boxes, enclosed pony paddock amounting to 0.3 acres and an area of mature woodland on the boundary. The stables can also be accessed through a gated entrance at the rear via Chishill Ways. In all the garden and grounds amount to around 2.8 acres.
