Property description

An all too rare opportunity to acquire a fabulous potential project, comprising a substantial former historic Grade II listed mill house, detached coach house and barn, the whole in need of extensive restoration.

Milford on sea The village of Milford on Sea offers comprehensive shopping facilities, mainly set around a triangular village green, public houses, restaurants, churches, a village school and country club. Delightful beach and clifftop walks may be enjoyed with spectacular views and a wide variety of sporting and recreational activities is offered within the New Forest which lies to the north. The Bournemouth to Southampton bus route via New Milton and Lymington passes through the village, and the mainline railway station at New Milton (approximately 3½ miles) provides a frequent fast train service to London/Waterloo.

Description The Mill House was subject to fire damage in the summer of 2015 and now is screened by scaffolding. Plans have been approved that would enable an incoming purchaser the opportunity to create an unique property of some 5,000 sq. Ft. The Mill House and Coach House are linked by a contemporary open-plan glazed structure that would form the core to the envisaged new build. The New Forest District Planning Authority reference is 13/10772 (). Printed plans are available from the selling agents.

The complex, arranged around a courtyard, stands in a lightly wooded valley accessed from the village over a long drive. The site, which would clearly benefit from sympathetic landscaping, has a fine southerly aspect and extends to an area of approximately 4.43 acres (Promap measurement) comprised of mature parkland that naturally incorporates various rills.

Services The services and equipment remaining with the property have not been tested by John D Wood & Co. And we are unable to verify that they are in working order.

Fixtures & fittings All items usually denominated as fixtures and fittings, apart from those mentioned specifically in these particulars, are excluded from the sale.

Directions From Lymington, continue west on the A337. On approaching Everton, bear left signed Milford on Sea onto the B3058. Continue through the village centre. On leaving the village on the coast road take the turning on the right into Barnes Lane. Continue along Barnes Lane, were the entrance to the property will be seen set back on the left hand side, just before the right hand turning into Chaucer Drive.

Viewing Strictly By Appointment through John D Wood & Co.
