The Accommodation

There is a light bright entrance hall leading to the body of the house. Off the entrance hall is a cloakroom/WC and separate utility room.

Accessed from the parking area a spiral staircase leads up to the converted coach house. This room has been used for holiday lets in the past and comprises of a large living / sleeping area, kitchenette and an ensuite shower room.

The space could be used as a charming studio workspace or possibly for additional family, friends. In the past it has been used as a holiday let for additional income. Simcoe House is within 200m of the beach and shops making it an ideal spot for visitors to the town.


The gardens are very well kept with panoramic views over the water. The front of the property has a south facing terrace stretching across the whole of this side of the house with steps leading down to further tiered terraces.

The conservatory gives access to stairs leading up to the car park and Coach House and also to the main garden with a level lawn and pond.

From here one can gain access to the Italian styled terraces or to the vegetable garden greenhouse and potting shed.

The terraces to the front of the property are a sun trap and provide many areas for relaxation. A marble stone seating area is the perfect spot to enjoy the peace and views over the beach.

A further gate from the terraces leads out onto a lane which takes you straight down to the beach.

It is unique to have such an outside space considering the proximity to the beach and town centre.
