Property description

A nicely refurbished detached family home in fine mature woodland gardens.

Description
31 Hunter Street is a detached family house built in 1972. The house provides excellent family living with accommodation laid out over two light and bright and easily managed levels.
In more recent times the house has been comprehensively upgraded and improved including a contemporary smooth acrylic render finish, redecoration, and new tiled roof.

The house occupies a generous mature and broadly level plot, a feature of the grounds are mature trees which provide an established feel.

The house is entered via a rear facing outer door to a broad entrance reception hallway from where there is access to a cloakroom, separate wc, under stairs stores and electrical switchgear. Double communicating doors lead to an open plan sitting and dining room with feature picture window and central door to terrace and front gardens, well equipped kitchen in easily worked galley style, rear inner hallway with doors to covered port and rear driveway, utility and boiler room. Bedroom 1 with fitted wardrobes and en suite bathroom.

From the reception hall, an easily gained staircase leads to the first floor upper hallway at which there is a general purpose store and access to the insulated attic space. Bedroom 2 is a bright triple aspect feature bedroom, family shower room and wc, bedroom 3 with fitted wardrobes and bedroom 4.

Outbuildings
Open fronted integral double garage and general purpose equipment and tools store, concrete floor, light and power, covered porch at southern side.

Gardens
Concrete driveway flanked by mature lawns and fronted by low level wall, a feature of the gardens are mature trees which include Limes, tall Cedars and Laburnums. Internal gates lead to a generous drained concrete vehicle hard stand and turning area, level mature drying green at the rear leading to woodlands and bushes at the extreme rear where there is a small stream.

Situation
31 Hunter Street is situated in the small Cowal community known as Kirn which is the small settlement which connects Dunoon to the smaller area of Sandbank to its northern side.

The centre of the bustling town of Dunoon is only a few minutes' drive to the south. Dunoon is the main town of the Cowal Peninsula and has a complete range of shopping, leisure and professional services. The town has a good range of welcoming pubs and restaurants, a theatre, cinema, swimming pool and leisure centre.

Located on the scenic Cowal Peninsula in Argyll, 31 Hunter Street is only a short drive from both the Caledonian McBrayne and Western Ferries terminals from where there are frequent passenger and vehicular sailings across to Gourock. From here, the road and public transport links make it possible to commute on a daily basis to Glasgow and the central belt.

It is equally possible to drive to Glasgow via Loch Lomond which takes a little longer but is via some of the most famous and breathtaking countryside in western Scotland.

Dunoon is the gateway to the Loch Lomond and Trossachs National Park and can easily be described as having some of the most dramatic and picturesque scenery in the west of Scotland, it is indeed an outdoor enthusiasts playground.

As with most parts of Scotland, one is never too far from a golf course and Dunoon is no exception - the district having three challenging courses, Cowal Golf Course being the closest at only a few hundred metres away from Hunter Street.

The expanding Holy Loch Marina is nearby with its berthing and associated chandlery services, an excellent base from which to sail and explore the world famous lower Clyde and Kyles of Bute inland sea lochs and waterways.

Sea fishing is available on the Firth of Clyde and it is possible to fish for salmon and sea trout by permit on some of the rivers and lochs of the district.

Some of the local estates can, by arrangement, offer rough and commercial low ground shooting as well as opportunities to stalk for roe, sika and red deer.

The area is renowned for its spectacular scenery and there are near endless walks, hill climbs and quiet country roads offering wonderful rambling and cycling country.

Travel Directions
From the Western Ferries terminal at Hunters Quay turn left onto the A815 and travel along the coastal road for about 0.6 miles. Turn right onto Kirn Brae, and proceed, for 0.2 miles before turning left onto Hunter St, number 31 is located on the right hand side.
