Located in Minstead, one of the New Forest National Park’s most sought after villages. Minstead has a vibrant community, a village shop, a village hall, a pub (The Trusty Servant), and a Norman church. There is direct access onto the open forest providing a network of footpaths and bridleways for walking and riding. Lyndhurst is approximately a seven minute drive away and is the largest village within the New Forest. It is a popular tourist location with many independent shops, art galleries, cafés, restaurants, pubs and hotels. Southampton is a vibrant, modern city which has the popular West Quay shopping centre and many attractions. The surrounding areas of Southampton and Winchester have a wide selection of well respected private schools along with several others across the Dorset border. Communications are excellent with east and west access to the M27 and M3 within easy reach and Southampton Parkway station giving a link to London Waterloo within an hour and ten minutes. The coastal resort town of Bournemouth is also only a short drive away.

A covered entrance porch leads to a UPVC front door and in turn to the reception hall with windows to both the front and side. A door leads through to the utility/boot room with a range of built-in units, stainless steel sink, space for domestic appliances and a door to the rear. The reception hall leads through to an inner hall with a turning staircase to the first floor, large understairs storage cupboard and a door leading to the ground floor bathroom with a window to the rear, panelled bath with shower fitments and screen, low level WC and a pedestal wash hand basin. The sitting room has windows overlooking the rear and side with a brick built fireplace housing a log burning stove. The adjacent kitchen/dining room is a lovely room with windows overlooking the front and the kitchen area has a full range of timber kitchen units, space for electric cooker, stainless steel sink unit, space for dishwasher and space for upright fridge/freezer. In the dining area there is an exposed brick wall with a central log burning stove and tiled hearth. An opening leads through to the conservatory which is glazed on three sides with two sets of double doors leading out to the rear terrace, decking and gardens beyond.

The first floor landing has a window to the rear, a large storage cupboard and airing cupboard. Bedroom one has windows to both front and sides enjoying delightful views over the paddocks and a range of built-in wardrobes surrounding the bed. Bedroom two has windows to both the rear and side, a built-in wardrobe and shelving. Bedroom three has a window to the side, a range of built-in wardrobes and a hatch to the loft space. The family bathroom has a window to the side, hatch to loft space, panelled bath, low level WC and wash hand basin.

The annexe has been carefully re-modelled to create ancillary accommodation to the main house and comprises a large open plan living/dining/kitchen area. The kitchen area has a full range of built-in units and stainless steel sink with a space for fridge. The dining area has a lovely extending box bay window overlooking the private annexe garden and this follows through to the sitting room with a Velux window above and double doors leading out to the conservatory which is glazed on three sides enjoying delightful views over the garden and land beyond with a door out to the garden. The bedroom has a window overlooking the gravelled courtyard and the bathroom has a panelled bath, basin in vanity unit and low level WC. Underfloor heating runs throughout this area and there is also a large storage cupboard.

The property is approached over a cattlegrid leading to a long driveway with paddocks belonging to the property on both sides and reaches firstly the cottage with a gravel parking area to one side. The driveway continues on beyond the cottage and annexe to the large stable complex which incorporates a concrete yard with tack room, covered barns, wash down, three loose boxes, turnout paddock and gates leading out onto the main extent of the paddock land. There is a further large covered barn of block construction with a pitched roof affording ample storage for machinery and farm vehicles. This area leads in turn around to a gravelled area of parking and a courtyard with access to three further loose boxes and to the front door of the annexe. Immediately to the rear of the cottage is a large area of raised decking which affords delightful views over the surrounding paddock land and leads down to lawned gardens interspersed with plant and shrub borders. The property enjoys an enormous amount of privacy surrounded on all sides by mature woodland. In total the grounds extend to almost exactly ten acres and are divided currently into five distinct areas of paddock.
