From Oswestry proceed along the A483 towards Welshpool for approximately 3 miles and on reaching Llynclys crossroads turn right at the White Lion onto the A495 signposted Bala and proceed through Porthywaen continuing on the B4396 for approximately 13 miles through Penybont and Llangedwyn and just before reaching Llanrhaeadyr ym Mochnant turn left signposted B4590 towards Penybontfawr/Bala where you continue for approximately 2 miles turning right at the T Junction towards Penybontfawr. And upon reaching the village turn left onto the B4396 towards Bala/Llanwyddyn. Proceed along for 2.5 miles where the proeprty will be found on the right.
