Property description

Location: Playden is mentioned in the Domesday Book and at one time had a thriving fish salting industry. The picturesque church of St Michael stands at the top of the hill, and is an excellent example of a small Norman/early English church. The spire, which can be seen peeping through the trees from Brooklands, is cedar shingled and on top rests a large lead cross. Inside amongst other things is a carved screen dating from the fourteenth century. The Church can be accessed along a pathway from the property. For a more comprehensive range of facilities, shopping and banking, a fine selection are offered in Rye and Tenterden, both of which are within easy driving distance.

The picturesque and medieval town of Rye affords glorious views from the tower of the 12th Century church which overlooks this pretty town from the top of the hill. Rye is rich in history, which is very much in evidence with houses from every period jostled together along the narrow cobbled streets. The town offers many pleasures, including leisure facilities such as the Rye Tennis Club and the Rye Golf Club. Rye Farmers Market continues to provide a source for local fresh produce every Wednesday 10am to 1pm on Strand Quay. The town offers a plethora of interesting shops including quaint antique shops, book shops, potteries, a wide variety of fine restaurants to suit every taste and pocket, delightful tea shops, splendid old pubs (some still selling local brewed 'real ale'), a museum and an art gallery. For commuting purposes Rye has its own railway station on the Ashford to Brighton line taking approximately 16 minutes to reach Ashford. Ashford International has trains directly to London St. Pancras in 38 minutes.

There are a variety of excellent schools in the area including: Battle Abbey at Battle, Benenden Girls at Benenden, Buckswood at Guestling, Claremont at Bodiam, Frewen College at Northiam, Marlborough House, St Ronan's in Hawkhurst and Vine Hall in Robertsbridge. Playden also has its own C of E Primary School.

Agents notes: "Brooklands" is a stunning and spacious property, with enormous scope and potential. Surrounded by an area of outstanding natural beauty, this really could be your dream family home. With sympathetic remodelling of the interior, the property has the potential create a wonderful 21st century inspired country house.

For those interested in history we display in this brochure a drawing of "Brooklands" as redesigned by the great architect, Philip H. Tree dated 1905.

On a Sunday morning the bells can be heard peeling for the 11am service. There are far reaching views across the marsh to the sea, particularly from the upper floors.

Brooklands lends itself to informal entertaining for friends and family: From summer barbeques and lunches by the pool, kitchen suppers for ten with the log fire burning, to Christmas for the whole extended family with no shortage of bedrooms to accommodate them.

There are some 2.3 acres of land including a small paddock – formerly the kitchen garden – but fine for a small pony or a few chickens/goats/sheep. Here one could really embrace the good life if so desired. Booze-cruises to Calais can be achieved there and back in an afternoon as the tunnel journey only takes some 35 minutes.

For golfers a selection of excellent and renowned courses abound both locally and just across the Channel.
