Property description

Epping is an historic market town offering a range of shops, bars and restaurants. There are many well regarded schools in the area including Coopersale Hall and Oaklands at preparatory level and Chigwell School and Bancroft's senior schools. Dane Lodge is very well positioned for easy access to the motorway network via the M25, which links with the M1 (for the North) and the M11. Epping station is close by with London underground (central line) trains to London Liverpool Street from 38 minutes and Canary Wharf from 43 minutes. The local countryside provides lovely walks as does Epping Forest, which also offers angling, cycling, walking and running trails.

Located on the Northern End of Epping High Street and overlooking a large memorial green, this imposing detached family home was purchased in 1880 by a well-respected architect. He had the vision to create a balanced and substantial family home in a prime position within the town. Although the exact dates are unknown, before this transformation the property was originally two farmer's cottages. There is a large detached barn on the South side of the property which again is believed was added in approx. 1880. The barn has planning permission to rebuild (planning ref: Epf/1572/16). The property retains many features typical of it's age including sash windows, high ceilings, period fireplaces and exposed floorboards. The current owners have replaced the entire heating system, re-wired the property and added en-suite bath/shower rooms.

Accommodation is arranged over two levels. On the ground floor there is a grand reception hall with a wood burning stove, a cloak cupboard, WC, a dining room with a fireplace, a large and light sitting room with a feature bay window and working fire with a Chesney's marble surround, a kitchen and a utility room. The kitchen has space for a range style gas cooker, fridge and small dining table. The utility room has space for a washing machine, tumble dryer and a tall fridge/freezer. On the first floor there is a master bedroom suite with dual aspect windows, a fireplace and a modern en-suite shower room. There is a large second bedroom with an en-suite shower room, two further double bedrooms, a single bedroom/office and a large high quality bathroom with a freestanding bath and a separate double walk in shower. The bathroom can be used as an en-suite to bedroom four and as a family bathroom (with access off the landing too). The fifth bedroom/office is home to the recently installed Worcester gas fired boiler and hot water cylinder.

The large 1.5 storey outbuilding measures 11.5m x 4.2m (37'7" x 13'7") on the ground floor and 4.2m x 4m (13'7" x 13'1") on the mezzanine level/first floor. This outbuilding has permission to rebuild to provide ancillary accommodation to the main house. There is driveway parking for two cars in front of the outbuilding (to the side of the house) and this driveway leads on to a large established West facing rear garden measuring . The garden has a variety of mature trees and shrubs, an area devoted to growing vegetables and gated vehicular access at the base. It is secluded in part. The entire plot measures approx. 1/5 of an acre.
