The property is constructed of stone beneath a roof of slate and is believed to date back to the c.1790s. It stands in a private position thus cannot be seen from the road. The property is thought to have been built for use by employees of nearby mills in Milford as a result of the flourishing cotton spinning industry spearheaded by the Strutt family.

An internal inspection will reveal gas central heated living accommodation and briefly consists on the ground floor charming lounge, separate dining room and kitchen. The first floor leads to two/three bedrooms and bathroom.

The cottage enjoys a pleasant lawned garden with flower beds, established fruit trees and bushes. The garden backs onto fields/countryside. There is off-road car parking available by licence from the Strutt Estate at a cost of £100 per year per car.

The location for the property occupies a secluded private location within the village of Makeney and is noted for its Holly Bush Inn, Makeney Hall with its splendid grounds. The nearby villages of Milford, Holbrook and Duffield offer an excellent range of amenities to include noted primary schools and a varied selection of shops and a regular bus service.

Belper, a thriving town, is situated only two miles away and offers a more comprehensive range of amenities and leisure facilities. For those who enjoy leisure pursuits, Chevin Golf Course located in Duffield is highly regarded and some delightful walks can be found in the neighbouring hills. The property also lies within close proximity of Carsington Water and the famous market town of Ashbourne known as the Gateway to the Peak District.
