Property description

Substantial residential and commercial premises

A retirement sale and a genuine opportunity to acquire a very large four storey building right in the heart of this
quaint harbour village and with huge potential for redevelopment.

General comments

This is a very substantial Grade II Listed four storey corner building probably dating back to the early 1800's and situated in the very heart of this traditional Cornish fishing village just yards from the harbour. It has been owner occupied by the same vendors for well over 60 years and is currently operated as a gift shop selling a variety of jewellery and gifts and with a second adjoining shop presently utilised as a self contained one bedroom flat. On the first floor of the building there are extensive showrooms and a kitchen whilst on the second and third floors there is extensive residential accommodation which includes an amazing top floor sitting room and kitchen and which opens to a surprisingly spacious area of sun deck and patio garden where there are spectacular harbour views

The unusual and substantial nature of the building presents a rare opportunity for redevelopment, subject to necessary planning consent, and hence this property will be of special interest to entrepreneurs looking to adapt and rearrange the building to produce a lucrative return. It is realistically priced to encourage an early sale and internal viewing is essential.

Situation

Mevagissey is well known to tourists as a fishing village on the south Cornish coast and is particularly noteworthy for its harbour and quaint fishermans cottages in the narrow streets. No. 24 Fore Street is set right in the heart of the village and is surrounded by a variety of local shops and facilities and being a corner property there is good pedestrian flow on two sides.

Mevagissey lies about five miles from St. Austell whilst the city of Truro with its Cathedral and fine shopping centre is about fifteen miles away (about half an hours driving distance). Notable attractions of the area include the Lost Gardens of Heligan (less than two miles from the property) and the Eden Project which is just east of St. Austell. The whole area is recognised as being of outstanding natural beauty and much of the nearby coastline is owned and protected by the National Trust.

The business

The gift shop is currently run by the lady owner operating on a very casual basis opening weekdays 9 a.M to 5 p.M. During summer months and just occasionally through the winter. Although the business is available as a going concern with stock available at valuation the premises are offered with full vacant possession if required.
