The local area guide to living in NW3 - Hampstead, Belsize Park, Swiss Cottage

The district covered by NW3 – Hampstead, Belsize Park and Swiss Cottage – differs drastically from some of its close neighbours. Certain areas display clear evidence of London's economically thriving industries – Hampstead for example is a highly affluent area, with the house prices reflecting this. As with anywhere, there are some less well-off towns with more affordable pricing such as Swiss Cottage, however for the most part the quality of living is extremely high and fairly expensive.

The eighteenth and nineteenth centuries, specifically 1870-1880, are where the majority of the architecture dates back to. Around this time, Hampstead and its surrounding areas were popular as a spa town and a country getaway – though the more recent modernisation of the district has helped to assuage this vibe.

There are various attractions pulling people to Hampstead; from the attractive neoclassical Kenwood House, to the Hampstead Heath swimming ponds which are run by the City of London Corporation and are open all year round.

Information about the local residents

Of the 50,000 person population, the district is fairly young with the average age sitting at just 34 years old. The crime rate is exceptionally low, despite the inflated house prices. Owing to the average cost of living, the average salary is higher, and for this reason those living in the NW3 area are thought to be better off than those in some of the neighbouring towns and districts.

Nearby schools

The area isn't the best for education owing to the small number of institutions dedicated to teaching. NW3 features just two state schools, and while there are a slightly larger number of independent schools, the competition for entry is fierce owing to the rapidly increasing population. Those who aren't fortunate enough to find themselves within the immediate catchment areas could find themselves having to make a longer journey in the mornings.

For those who are in the right area, the majority of schools have achieved 'Good' ratings in their Ofsted reports, with only a few requiring further improvement. One particularly renowned school is the University College School, which was founded in 1830 and accepts students aged between 3 and 18 years of age.

Getting around

Given its ideal location, NW3 has various tube and train links around Central and Greater London. The nearest mainline station is the busy London King's Cross which offers travel links to locations all around the UK. It is also a hotspot for shoppers and tourists, particularly those interested in the 'Harry Potter' franchise and the role the station plays in the books and films. There are several tube stations dotted about the district and chances are you'll rarely be further than 10 minutes from one if you need to catch the Underground services.

There are several bus services around London, making regular travel in and around NW3 extremely convenient and modestly priced.

Local shops

Despite its close proximity to the centre of London, there are some surprisingly rural areas in Hampstead. This provides it with a village-like feel; with a few homely pubs and restaurants available. Swiss Cottage is similar, with a local inn after which the area is named: 'The Swiss Cottage', and a few cafes and restaurants about the area. However it does boast a rather large Odeon cinema which rakes in an impressive number of customers each year.

Other attractions include the Freud Museum, and Keats' House for the literary boffins out there. Fans of the poet will love the house in which 'Ode to a Nightingale' was written. There is also Hampstead Heath; a large, and for the most part preserved natural London park, abundant with green fields and natural scenery, atop one of the highest and most picturesque ridges in London.
