Among the green Piedmont hills dividing the town of Gavi and Novi Ligure, in the heart of landscaped territory, we offer ancient prestigious villa surrounded by a large 14,000 sqm park with several ancient conifers as well as a private pool and some spaces intended to porches, warehouses, basement with wood stove, garage and laundry. The villa is arranged on three levels for 1000 sqm and includes two living units, currently independent, but can be easily united. It boasts an ancient structure of XV century, characterising the basement level. The main structure bates back to the end of 1700, as evidenced by the large entrance hall with arched ceilings, and two tall columns in Carrara marble, which support it.
During the Art Nouveau period, the property was partially renovated with the addition of a tower and a bowwindow (typical arched window of that period). In the 80s, the villa was restructured again with important interventions in service areas, turning them into an apartment of about 230 sqm in addition to the cellars in the basement of 62 sqm. The apartment is currently composed of a large, 44 sqm, terrace leading to the entrance, a living room, a dining room, a kitchen, a laundry, a bedroom and a bathroom on the ground floor; three bedrooms, two bathrooms and a utility room on the first floor.
The main apartment, which occupies the old part of the villa, is 473 sqm, in addition to ancient cellar of 72 sqm, terraces for a total of 120 sqm and attic; this part was subjected only to some changes for the creation of water system and heating. Currently it consists of a large and bright entrance hall, a kitchen, a beautiful living room with adjoining dining room, with the unforgettable view of the park, a laundry, a bathroom and other rooms on the ground floor; two bedrooms with wardrobes and private cabins bathrooms, a study and a master bedroom with terrace and a private bathroom. The property includes a fourth bedroom located in the tower and two cellars in the basement.
Next to the ancient villa, there are also other ancillary rooms, such as a tavern with wood stove of 33 sqm, a large porch of 98 sqm, a garage of 90 sqm and a laundry of 33 sqm.
The private pool of large size is served by the spacious porch that has a shower and a dressing room; in summer it is possible to heat the water.
State of repair
The villa is in excellent conditions, externally it is completely plastered with light decorations while internally it has polychrome floors in Venetian grit, internal and external fixtures in "peach pine", marble staircase and stucco on the original walls of 1700.
There are all utilities, water and heating systems were done in the 80s during the substantial restoration of the part of the building. Also there were installed railings on all the windows of the ground floor and a volumetric alarm system.
Land registry details
The internal structure is regularly registered at the Town Planning.
