Villa Giotto is located less than 2km away from the sea and from the center of Forte dei Marmi, in the popular residential area of Roma Imperiale. It is a villa that enjoys the proximity to some of the most renowned seaside locations of the Tuscan Coast, in the heart of the Tuscan region of Versilia.
Forte dei Marmi is reputed to be one of the most appreciated seaside resorts in Tuscany, maybe because it has always been chosen by actors, politic authorities and industrialists for their holidays. In fact, here you can take a stroll among many luxurious private villas, shops and restaurants. For example a sight of interest is Villa Agnelli (the current Hotel Augustus) equipped with an underpass leading directly to the beach and the Capannina di Franceschi Club, the oldest Italian night club, inaugurated in 1929 and still attracting thousands of people thanks to its 1970s theme parties.
Viareggio is located only 18km from the property and about 15km from Forte dei Marmi. It takes its name after a latin name Via Regis (literally King's Road), the name of a road that was built in the Middle Ages along the coast and that still exists today. The elegant and very refined bathing Versilia resort, Viareggio (also called the “Pearl of the Tyrrhenian”), is a world-famous tourist destination.
It is an entertainment centre, the town of the carnival (the Carnival of Viareggio, celebrated in January-February) and of the Versilia nightlife, considered to represent the soul of Tuscan nightlife with its high-level and fashionable clubs. For example, Bagno Balena which by day is a watermark and aquarium for families and at night turns into a hip night club with pools you can swim and dance in all night.
Driving for about 30 minutes towards the inland, you will reach the city of Lucca, one of the richest cities in art and history of all Tuscany. The city of Lucca is where once the Florentine noble families used to spend their summers in their mansions that are still there today as evidence. It is centrally located and well served by motorways. Lucca is also called the 'city of 100 churches' and is famous for its ancient walls, which completely surround the historical center.
Few people know, but in Lucca is one of Steve Jobs's favorite restaurants, Ristorante Butterfly. In the city center you can also dine in the Lucca Center of Contemporary Art at the famous Michelin Star restaurant l'Imbuto.

Villa Giotto is a very beautiful villa of new construction located inside a residential complex in the popular area of Roma Imperiale in Forte dei Marmi.
It measures a total of about 745 m2 and it develops on three floors: Basement floor, ground floor and first floor.
On the basement floor you can access via the underground parking, or via the stairs from inside the villa. It measures about 286 m2. It hosts the tavern with TV area, technical rooms, laundry, a guest bathroom, 2 bedrooms (one of which with private bathroom) and a kitchen;
On the ground floor the living area and the sleeping area have been separated on the opposite sides of the villa: On the left hand side, there are the living room with dining room and three big window-doors that give access to the outside, the kitchen with kitchen island and another window-door, plus the pantry. Next to the kitchen there is a currently empty compartment that can be used to put an elevator, connecting all the three levels of the villa. On the right hand side, there are 3 double bedrooms all with private bathroom. There are two other window-doors that give access to the garden and patio, in front of the stair that leads up to the first floor. This floor measures about 244 m2;
The first floor is dedicated to the other 3 bedrooms, all with private bathroom and dressing room. Two of the bedrooms have the shower, while one has the bath tub with Jacuzzi.
The villa is characterized by bright environments, other than a minstrel gallery along the first floor overlooking the living area of the ground floor. Finishings are of great value and quality: Floors, bathrooms and stairs are made of marble; the windows have four 'layers', external shutters, window grid, electrical mosquito net and internal glasses; moreover, the walls are insulated, to guarantee thermal insulation.
Outside, the villa is surrounded by a private garden of about 1,490 m2 and enjoys of total privacy.
The external patio is characterized by Pompeian style columns and by areas that can be easily furnished to be used at their best during the summer periods. It includes a barbecue area.
The swimming pool has an irregular shape and it measures about 95 m2.
The villa has two tanks used for the water supply: A 27 m deep well used to fill up the swimming pool and for the garden irrigation, and a second well used as a back-up for the domestic water in case of necessity.
There is under-floor heating on the first floor and ground floor, other than radiators in every floor including the basement.
The villa is surrounded by an artificial gap created around the building foundations, to improve the air circulation and prevent the humidity.
The villa's temperature can be manually managed with the thermostats that are in every room, or thanks to the control panel next to the entrance door. This panel also controls all the functions related to the villa security and lightning: The property is gifted with an external video-surveillance system and an internal alarm system; there are external lights in the garden and in the swimming pool. An extra outside alarm system has been set up around the villa's perimeter.
There are solar panels on the roof used for the sanitary hot water.
You can access the villa via the external path or via the underground garage. The garage and connected private movement area are in exclusive use of the villa, they can host together up to six cars and they measure together about 120 m2.
