First impressions count and that was certainly true for the current owners of The Old Rectory who were immediately attracted to this striking property. There are few properties which can also boast mature specimens of unusual trees but in the grounds are a Judas tree and a Gingko biloba. The house was built in the mid 19th century and has an idyllic location in a quiet village yet within easy reach of Peterborough and some excellent transport links.

The Old Rectory is set back from the road and well screened on all sides by mature trees and shrubs and it was this level of privacy which also strongly appealed to the owners. Stepping inside this property the historical status this house held when it was built is clear. The elegant rooms are well proportioned and at every turn there are beautiful original features. These include wooden shutters either side of the tall wooden sash windows, substantial fireplaces and in the entrance hall a stone flagged floor. “We particularly love this aspect of this house with so many original features, ” says the owner. “It’s an attractive house from the outside and it gets even better inside.”

Many of the rooms face southwest overlooking the garden, and for much of the day are bathed in sunlight. “We have a large lounge with a bay window which is more formal, ” explains the owner, “and a smaller cosy living room where we seem to spend far more of our time. The kitchen is also a focal point with its aga and breakfast area and always proves to be the warmest part of the house!”

On the first floor are five bedrooms, an ensuite to the master bedroom and a Jack and Jill bathroom. On the top floor are another five rooms. Two bedrooms are reached by one staircase and the other three rooms – a bedroom, two office rooms and a bathroom are reached from another set of stairs. “This floor has some good views over trees towards the cricket field and the surrounding area. It has great potential to be used as a guest suite or rooms for a teenager, ” adds the owner. “There is a self contained element about it and I imagine this house working well for a large family. In fact when we have our extended family over at times like Christmas, the whole house really seems to come alive.”

The garden of just under an acre at The Old Rectory is totally walled and has a number of specimen trees. “We love the privacy here, ” says the owner, “and of course, being walled it is totally secure for both children and our dogs. At the front of the house the first part of our driveway is shared which then splits off to our own and there is parking for about 15 cars.”

Not far from Orton Longueville there is a choice of supermarkets without having to go into the centre of Peterborough. The train station is about 15 minutes drive and the A1 and A15 are a short distance away giving easy access to the A1(M). “We have really enjoyed living in such a secluded home yet with all the advantages of good transport links and many other facilities.”
