Property description
Property Description This is a rare opportunity to purchase an executive detached residence located in a quiet and tranquil position at the far end of the St Mellion complex. ‘Glenside' is accessed via its own substantial driveway and the easily maintained gardens and large double garage are an added
bonus to the spacious accommodation of this modern, family home. The basic design of the house revolves around the open and spacious dining hall which is a great location for family gatherings and formal dining. This layout gives a very clever flow around the impressive timber vaulted entrance hall, cosy sitting room and kitchen/breakfast room. A major addition to the original house is the sun room with its attractive exposed beams and large picture windows offering wonderful views across the valley to Quarle wood and beyond. This is probably the most popular and used room in the house.
Also located on the ground floor is the guest suite with a modern en-suite shower room. The
current owners use this room as their media room, showing the versatility of the ground floor
facilities. The utility room and cloakroom complete the ground floor arrangement. On the first floor you are presented with three good size bedrooms, bedroom 3 is located to the front and the two large double bedrooms to the rear, offering the full advantage of the open views. The bedrooms benefit from built-in wardrobes and modern bathroom/en-suite facilities.
The ground floor en-suite benefits from a recently installed walk-in shower. To the rear is a wide sun terrace from where you can enjoy the south facing aspect and views and provides an excellent area for ‘al fresco' dining. A private seating area within the rear garden captures the evening sunset.
Vendor Comments “We feel very fortunate to have lived in this wonderful house for the past five years”, says Jim “It's a fabulous location at St Mellion Park, built alongside the championship golf course designed by Jack Nicklaus. ‘Glenside' has such a warm, friendly atmosphere and, facing south, provides stunning views across woodland and open countryside. We knew immediately, once we walked into the house, that this was to be the home for us.”
“The 1990s built house is extremely comfortable and spacious, ” adds Val “It was designed to accommodate a modern-day lifestyle and its demands. The tasteful addition of local Cornish stone in areas of the house provides attractive changes in texture. One of the wonderful features of the house is the spacious dining hall and entertaining our family and friends has been a joy”. There is a wonderful flow through to the cosy sitting room, then the large sunroom with its exposed beams and views over the valley to Quarle Wood, making it a favourite room for relaxing in at any time of the year. This then opens onto a large south-facing terrace providing a comfortable place in which to relax and enjoy a bbq or drinks and watch the spectacular Cornish sunsets. Also on the ground floor is a useful Guest Suite. Jim currently uses the room as his ‘media centre'. “I'm spoilt for choice” he says” what with my golf, my
photography and my own ‘media' room facility.
Contrasting with the large front landscaped garden in its formal design, the rear garden provides a private and peaceful area with herbaceous plants, shrubs and trees. It has the dual benefits of being extremely easy to manage and maintain yet providing interest and variety throughout the year. The sense of tranquility is also enhanced by a substantial private driveway.
“The countryside around us is fantastic, ” says Jim, “we have access to wonderful walks and open spaces and yet everything we need is close at hand. ‘The St Mellion International Resort', which has recently undergone a £20 million refurbishment, is just a few hundred yards away and gives us access to two premier golf courses. The ‘Nicklaus Course' is world famous and will host the ‘English Open' Championship in 2011 and beyond. The two lifetime Leisure memberships that come with the ownership of ‘Glenside' provide unlimited use of the gymnasium, tennis and superb swimming facilities at the Club.
There is easy and convenient access to a variety of shops, a school and other facilities at Callington about 10 minutes from the house, Liskeard and Launceston are also easily reached. Plymouth, with its history, art galleries and vibrant theatre, is approximately 20 minutes away, with main line station offering a regular and fast journey to London. The A38 is within easy reach and provides access to Exeter with a journey time of about 40 minutes.”
“There are so many places of interest in this special area, ” comments Val “and we have very much enjoyed exploring what has been available to us. We have loved visiting the coast and the moorland, as well as the many small and interesting villages, or roaming out to Tavistock and the Tamar Valley. Our children and grandchildren have loved this house, it has always been a happy place for them to visit, and the house has adapted itself to such occasions, making full use of the glorious dining hall. We do have to move on and would really like to pick up the house and take it with us. As that is not possible, we
shall instead take with us some very special and happy memories.”
