Property description
Substantial grade II listed country house together with self contained ground floor annexe Approximately 3.5 acres of ground including gardens and paddock. Approximately 5, 600 sq ft accommodation.
Barton Meadow is a most interesting detached country residence in an idyllic rural setting enjoying far reaching countryside views. Originally a threshing barn it was converted in a very imaginative way in the 1990's to a fabulous and very impressive country house with rooms over three floors offering huge amounts of accommodation (approximately 5, 694 sq ft). Adjoining the main dwelling is a single storey self contained 2 bedroomed annexe ideal for a dependant relative or possible source of additional income if required. It has its own private entrance, garage and the garden could easily be separated.
The grounds extend to approximately 3.5 acres and include well established level gardens and enclosed paddock which slopes gently down to the stream and pond with far reaching rural views. Within the field is a greenhouse and large concrete pad where stables once stood and could easily be replaced.
Luney Barton is a tiny hamlet of six individual properties located at the end of a very long entrance drive and surrounded by countryside. The nearest town is the market town of St. Austell about five miles and the city of Truro with its excellent shopping centre is about ten miles. The village of Sticker is within a couple of miles and includes a shop, post office, public house and regular bus service to both Truro and St. Austell. Sandy beaches and the south coast are within five to six miles and the Roseland Peninsula is easily accessible.

The gardens are well established and mainly at the front and rear with level lawn and mature shrubs and tree borders for privacy and shelter. A gravelled driveway gives access to the paddock via a five bar wooden gate. The rear garden is very sheltered enclosed behind high conifer hedges which gives privacy from its neighbours. There is access from this garden to the annexe and the main house into the dining room and boiler room.
The paddock is enclosed behind mature Cornish hedges and includes several oak trees and is gently sloping ideal for horse or pony. At the top of the field is a greenhouse and potential to erect stabling if required, the concrete floor still exists from previous stables, electricity and water connected at the greenhouse. A stream runs along the lower boundary, there is a pond and enormous scope for further ponds if required. An additional small enclosed field at the bottom provides a very pleasant private space, perfect for a summerhouse.
