Planning

Outline Planning Permission was granted on 19th March 2004 (M2004 1257) for the 'Erection of 5 Detached Dwellings and Formation of Two Vehicular Accesses Pt. O.S. 5936 land adj. Bryncoch, Llanbrynmair. This planning permission has now expired but the land remains within the areas allocated for residential development within the Unitary Development Plan.

A copy of the Planning Permission is attached to these particulars together with Plan No. 1 - for identification only and at a reduced scale.

Plan No. 2 attached indicates the location of the site.

N.B.

1. The Vendors reserve the right to inspect and approve the proposed development layout.

2. The development is to be carried out in accordance with the existing Planning Permission (M2003 1257) i.E. 5 dwellings - other than by the express permission of the Vendors. N.B. Seven dwellings is the maximum the Vendors will consider.

3. The Vendors will grant the necessary easements to allow a new access to be created at the west end of the proposed development with the necessary visibility splay across the front of O.S. 5936 in a westerly direction.

4. In respect of the development layout the Vendors will require the layout to include an access point into their retained land to the south and east, this access to be for agricultural purposes unless Planning Permission for development is obtained on the retained land. This requirement to include an undertaking from the developer to ensure the road layout, from the adopted highway to the point of entry into the retained land is sufficient to accommodate additional properties which may be built on the Vendors' retained land in the future. This section of roadway to be capable of adoption if necessary in the future.

5. The Vendors will retain the right to connect to all services provided to dwellings built on the land to be sold and the developer must provide appropriate connection points.

6. There will be a condtion to ensure that the sewers installed to serve the development land being sold are of sufficient depth and with the capacity to allow further connections shoud the Vendors' retained land be developed in the future.

7. It will be the Purchasers responsibility to erect a suitable stock proof fence around the land to be sold prior to any excavation or other activity taking place.

8. It will be the Purchasers responsibility to provide adequate access to the stwa manholes and water main situated within O.S. No. 5936. If is is necessary to move or relocate any manholes or pipes this would be the Purchasers responsibility.
