Property description
Garth House is a detached four bedroom village home, situated in a delightful setting with superb southerly views across farmland towards the South Downs.
Although the home could now benefit from a certain degree of updating and improvement, the property has the potential to extend subject to necessary planning consents to provide a wonderful county residence standing in grounds of just over half an acre.
The property currently comprises 4 bedrooms three of which enjoy fine views over the garden towards the South Downs. To the ground floor, there is a kitchen/breakfast room, sitting room and dining room which also enjoy southerly views over the garden together with a study, utility room and a cloakroom. Attached to the property is a double garage and there is an oil fired heating system (not checked)
Outside
The property sits in attractive grounds of just over half an acre (0.56 acre), enjoying a southerly aspect with views towards the South Downs. The house is approached off a private driveway with a five-bar gate leading to an area of off-road parking which in turn leads to a double garage. The gardens are a particular feature of the property being laid mainly to lawn with a wide and varied range of flower and shrub beds and is enclosed by mature hedging. There is also a vegetable garden, two garden sheds and a greenhouse.
Situation
Situated at the foot of the South Downs, Cocking is a delightful village forming part of the new South Downs National Park. It is situated approximately 3 miles to the south of Midhurst and is one of the few villages around that can still boast not only a thriving Public House/Restaurant and picturesque Parish Church but also a shop/post-office, garage and a tearoom.
Nearby Midhurst enjoys a good range of shopping and recreational facilities together with schools for all ages, restaurants and churches of most denominations. It is also famous for Polo which is played at nearby Cowdray Park.
Chichester some 9 miles to the south and Haslemere to the north together offer a wider range of facilities including mainline railway stations (Haslemere - Waterloo) in just under the hour.
Nearby recreational opportunities include wonderful walking and riding on the South Downs, golf at Cowdray Park and Goodwood, racing at Fontwell and Goodwood - the latter also playing host to the famous Goodwood Revival and Festival Speed motoring events and excellent sailing off the south coast.
