The M5 motorway is readily accessible at junction 26 which is within approximately half a mile of the property. The County Town of Taunton is within 6.5 miles offering an excellent selection of shopping, recreational and scholastic facilities together with a main line rail link to London Paddington (1 hour 50 minutes). The Blackdown Hills are renowned for its excellent country pursuits including numerous footpaths and bridlepaths. The South Coast is also readily accessible being within approximately a 40 minute drive.
Description
These three fully furnished four bedroom properties are of timber framed construction with log cladding set beneath a tiled roof. Each of these four bedroom lodges are designed to sleep up to eight people and are built and equipped to the highest standard from its gas fired under floor heating to the spacious en suite bathrooms and choice of shower cubicle or wet rooms. The kitchens in the lodges are well appointed with gas hobs, electric ovens, fridge/freezers, washing machines and tumble dryers. They are also fully equipped including soft furnishings and linen. The master bedrooms open onto spacious balconies overlooking their own garden and surrounding grounds. While below french windows lead out onto delightful patio areas with adjoining lawns.
Communal Grounds
This exclusive and secluded development of lodges is situated within private gated grounds of approximately 5.5 acres, once part of historic Gerbestone Manor. There are delightful walks around the grounds with an avenue of oak tree lined walkways together with tennis court and large lake stocked with tench, carp, rud and roach.

Directions
From junction 26 of the M5 motorway take the exit off the roundabout signposted Ruggin and Blackmoor and at the t-junction turn right towards Ford Street. After approximately 0.3 miles on an s-bend turn left whereupon the entrance gates to Gerbestone Lodges will be seen immediately in front of you.

Metered mains water and electric are connected. Lpg central heating with under floor heating on the ground floor and radiators to the first floor. All lodges have a networked central communication hub. Shared private drainage.
Planning Permission
Planning permission was granted under application number 46/2004/043 and application number 46/2005/035 for the erection in total of eight lodges dated the 11th January 2005 and 3rd February 2006 respectively for use as holiday accommodation. However more recently a subsequent application was passed for the removal of onerous conditions dated the 30th September 2008 under application numbers 46/2008/021 and 022 which states the chalets shall be occupied for tourism purposes only and shall not be occupied as a persons sole or main residence. Service Charge
Each lodge has a monthly service charge currently set at £90.
