Description:
The Grange was originally known as The Hall and was divided into two dwellings during the 1950's. The house is late Georgian Circa 1740, with Victorian additions and listed Grade II of buildings of special architectural or Historic interest. The house is in the main of colour washed brick under a tiled roof and the windows are mainly original with some stained and painted glass panes and have ogee shaped heads. The history and period features continue inside the house with decorative coving, original fireplace in the Drawing room and a stunning Rococo elaborate ornamental ceiling, which is reputed to be one of the best examples in a domestic house in the region. The ceiling heights are good and the room proportions generous and we draw your attention to the floor plans for an explanation as to how the accommodation is arranged. Part of the Victorian addition comprises what were originally adjoining outhouses of single skin brick and have been converted to laundry room and useful office which has a separate door leading to the side courtyard. The house has been owned by the present family since 2001 from which time improvements include, up-grading of the wiring and Kitchen fittings, as well as the two 1st floor shower rooms and a most attractive - Victorian style - ground floor bathroom. The chimney stacks have been re-pointed and repairs carried out to the single storey roof above the Kitchen. The sitting room has been re-plastered and during this period the inside and out have been re-decorated. Works have also taken place to the Former Coach house and stable block, with the main roof being re-built and power connected. This outbuilding is substantial and could, subject to the normal planning consents being obtained be used for a variety of uses. Outside: The house is approached via a gravelled and parking area leading to the front entrance to the property. The drive then extends, via a five bar gate, round the east side of the house to the former Coach House, stables and yard. This building is currently being used as garaging/workshop and storage. One wing has been used as a study and studio and could, subject to the normal planning consents and listed building consents being obtained be use for a variety of uses.Twixt the house and the outbuildings is an attractive walled courtyard garden leading to the rear entrance which leading off has a variety of stores including outside wc, log store etc. There is a further enclosed small courtyard garden which has been used by the current owners as a Japanese garden with raised seating area. The main part of the garden is on the South side of the house and comprises formal and informal areas with an attractive part walled garden leading out from the drawing room, which is lawned with established boarders and leads through to a wide open part of the garden again lawned with established and mature shrubberies, trees and plants. A third lawned area has established trees, including fruit trees and bushes. In the far south/east corner of the garden is a small pond, paved ground and loggia. Leading toward the coach house from here is a further walled garden where there was a fig house (tree remains) and further seating areas, beds and shrubberies and pergola area with large built-in barbecue, shingled paths and mature wisteria, clematis and roses. There is also a potting shed and outside toilet in this area of the garden. The entire area extends to 0.67 acres (est).Services: Mains Water, Electricity and Drainage. Oil heatingAgents note: There is a proposed development site beyond the rear boundary on the South side.Local Authority Waveney District Council Fixtures and FittingsItems regarded as fixtures and fittings including carpets, curtains, light fittings, kitchen appliances and garden ornaments are excluded although some of these items may be available by separate negotiation.ViewingStrictly by appointment with Savills.
