Property description

Situated in a select, residential area overlooking Maesteg, The Old Vicarage is an imposing house set on an elevated position within its own grounds of approximately ¾ of an acre and screened by mature deciduous woodland. Built as the Vicarage for St Michael's Church in 1905, it was acquired by the current owners from the Church in 1968 and has been a cherished family home ever since. The property now has C2 planning consent for conversion to a Nursing Home. It has been well maintained, while retaining many of its original features and with some modernisation would offer an exceptional and prestigious residence. Set in a private location, the property enjoys seclusion, yet is nearby to the centre of Maesteg. It's extensive grounds with lawns, mature trees and shrubs offer a peaceful and spacious retreat and there is ample and convenient parking, including a generous double open garage.

The property is approached by a private, tarmaced drive. There are three entrances to the house; a grand front door with covered porch and vestibule, reached via natural stone terracing stretching around the front of the house; another front door is the usual way into the house and has an enclosed porch with a bench seat; the third door to the rear of the house accesses the garage and rear garden.

The original layout of the house allowed for servants' quarters, and so the 'kitchen end' of the house is constructed in a more basic fashion, while the 'formal' part of the house sports a grander style with a more ornate feel to the carpentry and plasterwork. On both floors there are doors in the hallways clearly demarcating the division. There are two staircases, one grander than the other. The ceiling height corresponds the grandeur of this property, being 11' downstairs (10' kitchen end) and 9' upstairs.

All the external and internal doors are original Edwardian, wooden panelled construction, many with attractive architraves and feature original door furniture. The formal part of the house has original plaster coving, picture rails and superb herringboned red quarry tiling with a border containing a line of small green tiles.

Situation
The Old vicarage is situated in the ancient market town of Maesteg, a town nestled at the northernmost part of the Llynfi Valley in the County Borough of Bridgend within the traditional county of Glamorgan.

The origins of the town can be traced back to the establishment of iron making in the early Nineteenth Century, fuelled by the local abundance of coal. There is scant evidence of the latter these days, Maesteg having become a town based on light industry and local services. The proximity of major arterial road and rail networks has allowed Maesteg to maintain a buoyant economy. Today Maesteg has developed into a bustling shopping centre offering comprehensive facilities including a daily indoor and outdoor market. The nearby out of town shopping complex McArthur Glen at Sarn Park is also within a short drive. There are regular bus and train links to Bridgend and Cardiff. Junction 36 of the M4 is under 15 minutes drive away.

The town has a strong sense of tradition and heritage. There have been many regeneration and renovation projects undertaken in recent years. The principal building of the former ironworks has been carefully renovated and transformed into a Sports Centre. Recreational facilities are in abundance with a bowling green, tennis courts and playing fields set in an attractive public park. Maesteg has a strong rugby tradition with a first class team, famed for an undefeated season in 1949/50. There are also local Golf and Cricket clubs and the surrounding hills and vales offer abundant walking, riding and cycling facilities, including many trails through much local forestry. The Town Hall is a centre of cultural activity with a thriving Operatic Society and Amateur Dramatic Society.
