Competitive pricing 'hugely important' when selling a home

It is extremely important that people putting their home on the market make sure it is competitively priced, one expert has claimed.
Dianne Paterson, property partner at Russel + Aitken, said that UK house prices are unlikely to change much in 2012 and so sellers who are more competitive when listing property for sale will have the best outcomes.
"Looking ahead, 2012 is likely to see a continuation of the trends seen last year. In addition, the overall house price is likely to remain relatively unchanged over the course of the year at the higher end," she explained.
The expert added that the threat of unemployment and the continuing difficulties with the economy will remain concerns to an already difficult market at this level, and so it remains "hugely important" to ensure that a property is competitively priced.
In general, anyone wishing to secure a quick sale should not only pitch their property at a realistic price, but also show a willingness to negotiate on that price with any prospective buyer, Ms Paterson recommended.
It comes after Knight Frank recently reported that Scottish prime house prices fell by 1.3 per cent in the last quarter of 2011 and decreased annually by 3.2 per cent.
