Terms
Lets are available for a minimum of 3 months to a maximum of 12 months under a Licence to Occupy agreement. Longer terms are by negotiation and formal lease. Combinations of rooms are subject to availability and at their combined rents. All lets are subject to an application process and references. Prospective occupiers are also required to pay a moving-in fee of £200.00 plus vat in addition. A minimum of 1 month’s notice to vacate is required for lets in excess of 3 months. All Licence Fees are payable monthly in advance.

Facilities
Basic office furniture can be supplied (e.G. Desk, chair, filing cabinet) can be loaned on request at no extra cost
Use of shared facilities: Separate male and female WCs, kitchen/tea station and landing reception area.
All rooms are heated.

Service Charge
A proportional charge is levied in respect of the heating, electricity, water/sewerage and buildings insurance.
Telephone and broadband charges are each occupier’s direct responsibility.
The licence fee does not include business rates (see below).

Business Rates
The rateable values of each room as at April 2010 are:
Room 3 - £1, 025 pa
Room 4 - £1, 650pa
Room 8 - £1, 225 pa

Rates Payable - The Small Business Rate Relief multiplier for rateable values below £18, 000 for 2012/13 is x 0.450. E.G. Rates payable for room 8 will be £1, 225 x 0.450 = £551.25 pa but additional Small Business Rate Relief should be available from Vale of White Horse District Council. Please contact them directly on for further information.

References Required
Proof of identity and private address, some or all of: Personal or company credit check, current/previous commercial and/or residential landlord’s reference, trade creditors and bank reference.

Licence Fee Deposit
A deposit equal to 1 month’s Licence Fee is payable in advance, refundable on exit in the event of no damages.
