The property is located in a convenient and desirable location for the commuter, withihn a 10 minute walk to Chesham's Metropolitan underground line, providing a regular service to London, Baker Street (45 minutes) and the City in peak times, and Aylesbury via the connections at Chalfont and Latimer. From Amersham the Chiltern Line provides fast services into London Marylebone in under 40 minutes.

The motorist can access the A41 dual carriageway via Berkhamsted which provides access to the major airports, the M25, M1, M40 and the rest of the motorway network.

In terms of Education, Chesham provides an excellent selection of both private and state schools. Standards in Buckinghamshire schools remain extremely high and examination
results in the area in the last two years place their schools firmly at the top of the tables. These tables are used to compare Buckinghamshire Schools with Local Authorities having a similar social-economic profile.


Potter and ford tenant fees


Please note that on finding a suitable property, the following tenant fees will apply to each tenant (aged 18+) who will be resident at the property in order to set up the tenancy:

A *non refundable referencing fee of:

Per person aged 18 years and over £120 (inclusive of VAT)
Guarantor Application £120 per guarantor application (inclusive of VAT)
(If the Landlord withdraws from the letting of the property the referencing fee will be returned to the tenant)

A holding fee of £200 per property.

The Holding Fee will be deducted from the first month's rent at the start of the tenancy.

(Should the applicant withdraw from the transaction the holding fee will not be refunded)
(Should the Landlord withdraw the Holding Fee will be returned to the tenant)
(Should referencing fail no fees will be refunded)

On receipt of satisfactory Referencing results there will be an administration fee of £150 (inclusive of VAT) to set up the tenancy and draw up Tenancy Agreements.


Rent/deposit


The tenants will be required to pay the first month's rent and a Deposit of the equivalent of 1.5 month's rent on or before the tenancy start date.


Check-in/check-out reports


The Landlord is responsible for the cost of the Ingoing Inventory report and the check-in at the start of the tenancy.

The cost of the Exit report and the check -out will be for the tenants account at the end of rthe tenancy. Cost will vary according to the size of the property and can be deducted from the tenants deposit.

Addtional Fees
There is a fee of £100 (Inclusive of VAT) to the tenant for a tenancy to be renewed for a further fixed term at the at the end of a tenancy.

Should the tenant wish to remain on a rolling monthly periodic tenancy at the end of the fixed term, the fee will be £40 (inclusive of VAT)
