Situation
The property is situated in Crookham Common; a wooded area south east of the market town of Newbury. Newbury offers a wide and growing array of shops and restaurants. The town is dissected by the Kennet and Avon canal offering lovely walking and also offers a great day out at the Newbury Racecourse.

The M4 (J13) is about 8 miles away and, together with the A34, provides trunk road access to the north, south, east and west. The A339 is a short distance away and gives direct access to both Newbury and Basingstoke. The nearby mainline station at Thatcham provides access to Reading and Paddington.

This is fabulous riding country with lots of bridle paths. Just passed the cottage there is a footpath that takes you directly to Thatcham station. The area offers an excellent range of both private and state schools making it an ideal choice for families; these include primary schools in Brimpton and St Finian’s in Cold Ash, Elstree, and Marlston and Brockhurst and secondary schools at The Kennet, Downe House and Bradfield College.

Outside
To the outside, the gardens which wrap around the property, are mature and private with several areas to enjoy a tranquil moment or two. The front garden has a greenhouse and large pond. There is also a 36 foot long garage with workshops, offering plenty of storage. All of the gardens are maintained and included within the rental.
