I have a large plot next to my house. I want to build a 3 bed detached house 3-4 metres from the M20 motorway fence which is in my boundary. What are the chances of planning consent?

Hi chasanddei, This would all come down to your local council's planning department's restrictions, so it would be a local decision as opposed to a governmental one. You can now make an application to any local authority in the country from one easy place of the government's planning portal, though, so it can be a lot easier than it may have been in the past, which might make your application worthwhile anyway. What I would advise, though, is to look into speaking to someone from the local council if possible. The planning department should be able to have someone meet with you who can listen to your plans and advise on the likelihood of your application being approved or denied. You might want to also try getting in contact with a local surveyor, who would be able to tell you of past experiences. Because they will be used to working in your area and may have previously worked with the council planning department, they might well be best placed to tell you how your application will be likely to be received.
